A RESOLUTION: INITIATING AMENDMENTS TO SECTION 5.9 AND ARTICLE 9 OF
THE LEESBURG ZONING ORDINANCE TO ESTABLISH
TOWNHOUSES IN THE R-22 MULTI-FAMILY RESIDENTIAL
DISTRICT SUBJECT TO APPROPRIATE USE STANDARDS
WHEREAS, the Town Plan states the need to accommodate "growth while retaining and
enhancing the Town's chazacter and qualiTy of life"; and
WHERAS, Objective l.b of the Housing Element of the Town Plan recommends
assurances be made "that ordinance regulations permit the construction of a diversity of housing
across the Town, in temts of dwelling type, lot size, and tenure"; and
WHEREAS, [he R-22, Multi-Family Residential District permits only multi-family uses
and does not permit townhouse uses; and
WHEREAS, permitting townhouse dwellings subject to specific use standards in the R-
22 District will be compatible with the densities of adjacent residential development; and further
[he Town Plan goal to provide a greater mix of housing styles and sizes to accommodate
households of various ages, sizes and incomes;
THEREFORE RESOLVED by the Leesburg Town Council as follows:
SECTION I. Amendments to Zoning Ordinance Section 5.9 and Article 9 aze hereby
initiated and refered to the Planning Commission to establish appropriate criteria to permit
townhouses in the R-22 District at a density no[ to exceed 15 dwelling units per acre; and
SECTION II. The Planning Commission shall hold a public hearing [o consider these
amendments to the Zoning Ordinance, and report its recommendation to the Town Council
pursuant to Chapter 22, Title 15.2-2204 of the 1950 Code of V irginia, as amended.
