HomeMy Public PortalAboutBuilding & Needs Assessment -- 2009-08-05 MinutesBuilding Needs & Assessment Committee August 5, 2009 Call to Order Bob Miller called to order the regular meeting of the Brewster Building Needs & Assessment Committee at 7:30 pm on August 5, 2009 in Brewster Town Hall. Roll call The following persons were present: Herb Montgomery, Robert Miller, Charles Sumner, Richard Kosinski, Greg Levasseur, Patrick Welch, Denise Fronius, David Telman, Nick Deveau, Dr. Richard Hoffmann, Kevin Galligan The minutes of July 15 & 22, 2009 were approved unanimously. Stony Brook Elementary School Addition Proiect Patrick Welch from TLCR made a presentation of the most recent plans for the addition to the Stony Brook Elementary School, dated 8-5-2009. All of the lighting will be energy efficient lighting fixtures. They will be using a product called handle board for the exterior siding. The paint is pre-applied, long lasting material. They come in clapboard and a shingle. The paint is guaranteed for 30 years. The architect will require that the selected builder that a representative from James Hardie Company will periodically inspect the installation of the product. The windows will be Andersen windows, which are currently used in the original building. Roof shingles will match the existing building. The building will be steel framed with wood infill. The building will be a type III structure with a full sprinkler system. There will be a venting system for the roof system for air flow. Kevin Galligan indicated he and Patrick Welch would be working together to include in the specifications efficient lighting, heating and insulation for the Stony Brook Elementary School Addition also to have the contractors to complete all forms and applications for the Town of Brewster to receive any and all rebates fro the utility companies. The bid is due on October 7, 2009. Plans and specs will be available on September 9, 2009 with awalk-through scheduled on September 16, 2009. Filed sub-bids are due on September 30, 2009. DCAM certification is required for both file sub-bidders and general contractors. Insulation will be a spray foam system. This will be a slab on grade floor system with rigid insulation throughout with a vapor barrier. TLCR also passed out a schedule for room and equipment finishes for review by committee members. In addition we received a revised project cost estimate of $2,327,885 for an 11,900 square foot structure. This figure is being determined at the 50% design stage. Patrick also provided a HVAC system options sheet. He does believe that the current heating plan has capacity for the addition. The current heating plan is a two pipe hydronic system. Installation of air conditioning is problematic. Currently SAR, the HVAC engineer is working on plans and specifications. Patrick may request a BNAC Minutes 8-5-2009 Page 1 of 2 meeting next week, but he will make that decision in a few days. Most likely we will hold a meeting in 2 weeks. Patrick is recommending that we consider proprietary equipment for things like door hardware, fire alarm and master clock system. He will have a recommendation for the next meeting. Town Hall HVAC Town Hall HVAC modified plans have been sent out for bid. The opening of the bid will be August 27, 2009 at 3:00 pm. The opening of the bid will be simplified system with just heat.
