Since the subject site proved to be an appropriate location for three small-scale retail sheds in the summer of 2014, we propose to place one small-scale retail shed on the corner of Arsenal Street and Kingsbury Avenue as a beacon to attract the Watertown community onto campus. 2. Will the proposed use/structures adversely affect the neighborhood? YEGExplain. The proposed structure will be located in between the trees along the east side of Kingsbury Avenue so it will only affect the athenahealth campus residents in close proximity. The small-scale retail shed will attract increased foot traffic from both athenahealth employees and the Watertown community to the area, increasing visibility and potential business for nearby tenants. 3. Is there potential for nuisance or serious hazards to vehicle or pedestrians? YE O, xplain. There is no potential for nuisance or serious hazards to vehicle or pedestrians. The retail shed will be positioned so a row of trees separates the structure from vehicular traffic on Kingsbury Avenue. Moreover, the structure will be orientated in such a way as to promote pedestrian traffic on the green, away from vehicular traffic. 4. The small-scale shed will provide adequate and appropriate facilities for the retail use in a way that will satisfy demand without overwhelming the site with vehicular and pedestrian traffic. IF NEEDED, ATTACH ADDITIONAL SHEETS OF PAPER TO THIS APPLICATION ADDITIONAL SPACE FOR SUBMITTAL ATTACHMENT A - PROJECT DESCRIPTION The purpose of this project is to create an attractive and inviting green space for The Arsenal on the Charles tenants and the greater Watertown community. The project includes moving a temporary small-scale shed currently stored on campus to the green space between 311 Arsenal Street, The Arsenal Center for the Arts, and La Casa de Pedro's restaurant, close to its location in the summer of 2014. Again, this project is meant to transform the lawn into an engaging destination for the community to gather, socialize, and relax. The shed will be used for small-scale retail and will be placed in between the trees along the Kingsbury Avenue side of the green space. The retail shed will feature a rotating cast of unique vendors inside the proposed 10 feet by 20 feet structure (for a total of 200 square feet). The structure will include a sliding doorway, a window, a counter, an AD .00Mpliant ramp, and a rigid canopy. The area under the canopy is intended for outdoor display and sales. The shed will be connected to nearby electrical infrastnrcture but will not be connected to water and sewer infrastructure. A plumbing variance has been extended to allow the shed to be occupied without restrooms. Lastly, a stone pathway will encourage pedestrian traffic along the edge of the green and throughout the site.
