Box 487 lona, Idaho 83427 January 24, 2005 Mr. Steve Serr, Administrator Bonneville County Planning, Zoning, and Building 605 N. Capital Ave. Idaho Falls, ID 83402 Dear Mr. Serr: Phone: (208) 523-5600 Fax: (208) 535-0087 We are somewhat concerned and puzzled by Jay and Brenda Johnson's request to rezone the property located north and west of 4265 E. Lincoln Road. It has only been a few months since they requested and were granted an R-1 zoning on this property. We reviewed the proposed plat and as I recall only a few minor changes were needed to meet the requirements of the Bonneville County/City of Iona Impact Area agreement. We do not support the rezoning of this entire parcel of property to R-2. The potential density that would be created in this area would put to much pressure on the existing infrastructure and would not be consistent with the Comprehensive Plan for this area. If the County does consider and grant the proposed R-2 zoning we would ask that it be limited to less than 25 percent of the total development. This limitation could not be considered excessive by the developer and would more realistically meet the long term planning and density goals for this area. We appreciate the opportunity to work with the County as the property within the City of Iona Impact Area develops. We hope both party's will continue to balance the needs of the property owners within the developing Impact Area and the long term development plans that best meet the needs of everyone living within the emerging community. Sincerely yours, ,, ,2______(z. Craig Rockwood Mayor A
