The new mixed-use redevelopment, carried out in phases, will include laboratory/R & D, retail, office, commercial and amenity space within 8 buildings, with supporting structured and surface parking. Petitioner proposes to replace gross floor area of approximately 415,000 square feet in existing buildings with approximately 974,000 square feet in new buildings while increasing open space and making site and public realm improvements. Approved 8/23/2023 ZBA-2023-02 Main St. (and 2-10 Cross St. and 53 Pleasant St.) 104-126 Special Permit with Site Plan Review to redevelop five lots (including the Salusti Building, post office, and adjacent one-story retail building on Main Street, reuse of the brick row houses on Cross St, and the parking lot and a two-family on Pleasant St.) into a new mixed-use development. The project will include about 6,000 s.f. of first floor commercial/retail space along Main Street, 143 apartment units and 5 townhome units (within the existing brick rowhouse building) and there would be a two level 154 parking space garage with 2 handicap surface parking spaces.
