from the City for a term of fifteen years, the premises and all
improvements, subject to the terms and provisions •o£ this
agreement.
5. USE OF PREMISES: The MRS, in coordination with the City,
shall use the premises for purposes of meetings, programs and
missions authorized under this agreement or otherwise undertaken by
the MRS.

6. IMPROVEMENTS TO PREMISES: The City does hereby authorize the
MRS to construct a building on the premises in accordance• with
plans approved by the city and from time to time to make
improvements to the premises as may be necessary, useful or
appropriate for the use to which the MRS intends to make of the
premises, provided that all such improvements are approved by the
City and the City shall not unreasonably withhold such approval.
7. ASSIGNMENT AND BLFASING: The MSS nay not without the
consent of the City, sublease any premises described herein nor
assign any of its rights or interest in any premises or this
agreement without the written consent of the city.
8. UTILITTRS The MRS shall pay for all utility costs associated
with conducting its programs.
9. INDEMNIFICATION: MSS, its successors in title and assigns,
shall indemnify, protect, save and hold harmless the City, its
officers, council persons, employees and agents, from and against
