It is our goal to keep the property in good working order while investigating the highest and
best use for the it when redeveloped within the next year or two.

The real estate is in one of the most desirable locations of McCall Idaho at 506 Pine St.
The Target Market
Our target market will be those visiting McCall and also locals by including popular retail on
the ground floor.
Pricing Strategy
It will be our goal to create a retail and lodging location that will be moderately priced.
The Competitors
We feel we have very few competitors at this time since there is a limited amount of small
hotels in downtown McCall.

John and Marilyn Stoddard(owners):
They have been in the real estate business for their careers. Their daughter Barbara is now in
charge of the current assets which include a farm in Kansas, an office building in Denver, a
mobile home park in Denver, a vacation rental in the foot hills of the Rocky Mountains above
Denver and the Pine St. property in McCall Idaho. Also there are two residences in Denver
owned by the family.

Barbara Stoddard owns the company Stodco Inc. which manages all of the real estate owned by
the Stoddard Family.
