O R D I N A N C E NO. 308
AN ORDINANCE, establishing a subdistrict in St. Louis
County, Missouri, to be known as Subdistrict No. 82 (Kappel and
Balboa) of The Metropolitan St. Louis Sewer District.
BE IT ORDAINED BY THE BOARD OF TRUSTEES OF THE
METROPOLITAN ST. LOUIS SEWER DISTRICT:
Section One Pursuant to a petition of residents of the
District, there is hereby established a subdistrict of The
Metropolitan St. Louis Sewer District within which sewer or
drainage facilities may be constructed, reconstructed, or improved
at the expense of the subdistrict. Such subdistrict shall be known
as Subdistrict No. 82 (Kappel and Balboa).
Section Two. The boundaries of Subdistrict No. 82
(Kappel and Balboa) shall be as follows:

KAPPEL AND BALBOA
Beginning at the point of intersection of the center
line of Halls Ferry Road, 60 feet wide, with the eastern
prolongation of the northern line of a tract described in deed to
Monark Petroleum Co. recorded in Book 3321, page 277, St. Louis
County Recorder's Office (said point of beginning being 200 feet,
more or less, north of the northern line of Chambers Road, feet
wide) and thence running westwardly 179 feet, more or less, along
the eastern prolongation of and along the northern line of said
Monark Petroleum Co, tract to its northwestern corner; thence
northwardly and parallel with the western line of Halls Ferry Road
to a point distant boo feet northwardly from (measured at right
angles to) the northern line of Chambers Road, 40 feet wide;
thence westwardly and parallel with the northern line of Chambers
Road, feet wide, to the eastern line of Pepper Lane subdivision as
recorded in Plat Book 71 on Page 14 of the St. Louis County
Records; thence southwardly along the eastern line of Pepper Lane
subdivision to the northern line of Chambers Road, feet wide;
thence westwardly along the northern line of Chambers Road, bud
feet wide, to the western line of said Pepper Lane subdivision
produced southwardly; thence northwardly along the southern
prolongation of the western line of Pepper Lane subdivision and
along the western line of Pepper Lane subdivision to its
intersection with the eastern prolongation of the northern line of

Lot 3 in Block I of Atwater Terrace subdivision as recorded in
Plat Book 2b on Page b of the St. Louis County Records; thence
westwardly along said prolongation and along the northern line of
said Lot 3 in Block 1 and along the northern line of Lot 11 in
said Block 1 and continuing westwardly across Ventura Drive and
along the northern line of Lot 3 in Block 3 of Atwater Terrace
subdivision to the eastern line of Cloverdale Drive; thence
southwardly along the eastern line of Cloverdale Drive to the
southern line of said Lot 3 in Block 3; thence westwardly across
Cloverdale Drive and along the northern line of Lot 2 in Block 5
of Atwater Terrace subdivision to the northwestern corner of said
Lot 2 in Block 5; thence southwardly along the western line of
said Lot 2 in Block 5 and said line produced to its intersection
with the centerline of Chambers Road, feet wide; thence westwardly
along said centerline of Chambers Road, feet wide, to its
intersection with the northern prolongation of the western line of
Atwater Terrace No, 2 subdivision as recorded in Plat Book 24 on
Page 59 of the St. Louis County Records; thence southwardly along
said prolongation of and along said western line of Atwater
Terrace No. 2 subdivision to its intersection with the south line
of Nemnich Road, 25 feet wide; thence westwardly along the
southern line of Nemnich Road to its intersection with the western
line of Lot 2 of the subdivision of the Gardner Estate; thence
southwardly along the said western line of Lot 2 to its
intersection with the westward projection of the south line of

property now or formerly of Frank and Louise Bona as recorded in
Deed Book 2858 on Page 217 of the St. Louis County Records; thence
eastwardly along said projection and along said south line to the
southeast corner of said Bona property; thence eastwardly in a
straight line to the southwest corner of property now or formerly
of Josie Lee Piper as recorded in Deed Book 2069 on Page 248 of
the St. Louis County Records; thence eastwardly along the south
line of said Piper property and along the south line of property
now or formerly of J. A. and M. H. Finkenkeller as recorded in
Deed Book 2512 on Page 149 of the St. Louis County Records to its
intersection with the northward projection of the west line of
property now or formerly of L. M. Wakeman as recorded in Deed Book
2250 on Page 459 of the St. Louis County Records; thence
southwardly along said projection and along said west line of said
Wakeman property and along the west line of property now or
formerly of Myrna Friese as recorded in Deed Book 2939 on Page 576
of the St. Louis County Records to the southwest corner of said
Friese property; thence eastwardly along the south line of said
Friese property and said south line projected eastwardly to the
centerline of Halls Ferry Road; thence northwardly along said
centerline to its intersection with the westward projection of the
south line of property now or formerly of F. A. Leach as recorded
in Deed Book 2613 on Page 78 of the St. Louis County Records;
thence eastwardly along said projection and along said south line
to the southeast corner of said Leach property; thence northwardly

along the east line of said Leach property and said east line
projected to the northeast corner of property now or formerly of
Adolph and Helen Sexauer as recorded in Deed Book 1461 on Page 568
of the St. Louis County Records; thence westwardly along the north
line of said Sexauer property to its intersection with a line
parallel to and 200 feet east of the east line of Halls Ferry Road
as measured perpendicular to said east line; thence northwardly
along said parallel line to its intersection with the north line
of property now or formerly of St. Ferdinand Township Farmers'
Club as recorded in Deed Book 132 on Page 590 of the St. Louis
County Records; thence westwardly along the northern line of said
St. Ferdinand Township Farmers' Club tract and along its westward
prolongation to the western line of Halls Ferry Road, 60 feet
wide; thence northwestwardly along the western line of Halls Ferry
Road, 60 feet wide, to its intersection with the southern line of
a tract described in a lease to Maryland Investment Co. as
recorded in Book 3501, Page 11 of the St. Louis County Records;
thence westwardly along the southern line of the Maryland
Investment Co. tract to its intersection with the western line of
said Maryland Investment Co. tract; thence northwardly along the
western line of said Maryland Investment Co. tract and its
prolongation northwardly to the intersection with the northern
line of Chambers Road, 40 feet wide; thence eastwardly along the
northern line of Chambers Road, 40 feet wide, and its eastward
prolongation to its intersection with the centerline of Halls

centerline of Halls Ferry Road, 60 feet wide, to the point of
beginning;
