AN ORDINANCE vacating portions of sewer easements in
St. Louis County, Missouri.
WHEREAS, the owner of subject property has requested
this District to vacate such portions of easements and has granted
the District a satisfactory substitute easement;
NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF TRUSTEES
OF THE METROPOLITAN ST. LOUIS SEWER DISTRICT:
Section One. The Metropolitan St. Louis Sewer District
hereby vacates the following described portions of sewer
easements:
That portion of easement fifteen (15) feet wide granted
to the Jennings-West Walnut Manor Sewer District, by instrument
recorded in Book 2236, page 490 of the St. Louis County Recorder's
Office, the centerline of which portion is described as follows:
Beginning at the intersection of such centerline with the
western line of Country Club Hills Addition Plat No. 2, a
subdivision of St. Louis County, Missouri; thence westwardly, at
right angles thereto, a distance of 103.20 feet to a point; thence
south 78 degrees 30 minutes west a distance of 200 feet to a
point.
That portion of sewer easement lying in a tract of land
being part of Lot 15 of James Jennings Estate Subdivision in U. S.
Survey 1913, Township 46 North, Range 6 East and being more
particularly described as follows:
Beginning at the Southwest corner of Block 2 of Country

Club Hills Addition Plat No. 2; said point also being in the
Northern line of Memorial Park Cemetery, S 60o 08' E, a distance
of 604.22 feet from the Eastern line of Lucas and Hunt Road as
measured along the said Northern line of Memorial Park Cemetery;
thence N 29o 54' E along the Western line of Block 2 of Country
Club Hills Addition Plat No. 2, a distance of 449.10 feet to a
point; thence N 60o 06' W, a distance of 64.90 feet to a point;
thence N 29o 54' E, a distance of 98.45 feet to the point of
beginning; said point being on the arc of a circular curve to the
left having a radius of 50.00 feet and a central angle of 25o 53'
10"; thence Northwardly along the arc of said circular curve to
the left, a distance of 22.59 feet to the point of tangent of said
circular curve; said point of tangent being the point of curvature
of a circular curve to the right having a radius of 50.00 feet and
a central angle of 146o 31' 05"; thence Northeastwardly along the
arc of said circular curve to the right a distance of 127.86 feet
to a point; thence S 29o 54' W, a distance of 8.85 feet to a
point; thence S 60o 06' E, a distance of 6.60 feet to a point;
thence S 29o 54' W, a distance of 99.55 feet to the point of
beginning.
That portion of sewer easement lying in a tract of land
being part of Lot 15 of James Jennings Estate Subdivision in U. S.
Survey 1913, Township 46 North, Range 6 East and being more
particularly described as follows:
Beginning at a point in the Eastern line of Lucas and

Hunt Road, N 39o 49' 34" E, a distance of 111.51 feet from the
Northwest corner of Memorial Park Cemetery as measured along said
Eastern line of Lucas and Hunt Road; thence N 29o 54' E, along
said Eastern line of Lucas and Hunt Road, a distance of 10.16 feet
to a point; thence S 60o 08' E, a distance of 245.09 feet to the
point of beginning of this description; thence N 29o 52' E, a
distance of 4.00 feet to a point; thence S 60o 08' E, a distance
of 25.03 feet to a point; said point being the point of curvature
of a circular curve to the left having a radius of 116.00 feet and
a central angle of 20o 57'; thence Eastwardly along the arc of
said circular curve to the left a distance of 42.41 feet to a
point; thence S 8o 55' W, a distance of 4.00 feet to a point; said
point being on the arc of a circular curve to the right having a
radius of 120.00 feet and a central angle of 20o 57'; thence
Westwardly along the arc of said circular curve to the right, a
distance of 43.88 feet to the point of tangency of said circular
curve; thence N 60o 08' W, a distance of 25.03 feet to the point
of beginning.
That portion of sewer easement lying in a tract of land
being part of Lot 15 of James Jennings Estate Subdivision in U. S.
Survey 1913, Township 46 North, Range 6 East and being more
particularly described as follows:
Beginning at the Southwest corner of Block 2 of Country
Club Hills Addition Plat No. 2, said point also being in the
Northern line of Memorial Park Cemetery, S 60o 08' E, a distance

of 604.22 feet from the Eastern line of Lucas and Hunt Road as
measured along said Northern line of Memorial Park Cemetery;
thence N 29o 54' E along the Western line of Block 2 of Country
Club Hills Addition Plat No. 2, a distance of 449.10 feet to a
point; thence N 60o 06' W, a distance of 52.90 feet to a point;
said point being the point of curvature of a circular curve to the
right having a radius of 80.00 feet and a central angle of 41o
01'; thence Southwestwardly along the arc of said circular curve
to the right a distance of 57.27 feet to the point of tangency of
said circular curve; thence S 70o 55' W, a distance of 15.38 feet
to the point of beginning of this description; thence continuing S
70o 55' W, a distance of 24.00 feet to a point; thence S 19o 05'
E, a distance of 3.00 feet to a point; thence N 70o 55' E, a dis-
tance of 24.00 feet to a point; thence N 19o 05' W, a distance of
3.00 feet to the point of beginning.
The foregoing Ordinance was adopted October 30, 1961.
