AN ORDINANCE, establishing a subdistrict in St. Louis
County, Missouri, to be known as Subdistrict No. 484 (Topping
Estates North) of The Metropolitan St. Louis Sewer District.
BE IT ORDAINED BY THE BOARD OF TRUSTEES OF THE
METROPOLITAN ST. LOUIS SEWER DISTRICT:
Section One. Pursuant to a petition of residents of
the District, there is hereby established a subdistrict of The
Metropolitan St. Louis Sewer District within which sewer or
drainage facilities may be constructed, reconstructed, or improved
at the expense of the subdistrict. Such Subdistrict shall be
known as Subdistrict No. 484 (Topping Estates North).
Section Two. The boundaries of Subdistrict No. 484
(Topping Estates North) shall be as follows:

TOPPING ESTATES NORTH
Beginning at a point in the eastern line of Mason Valley Woods
Plat 4, a subdivision recorded in Plat Book 177, pages 42 & 43 of
the St. Louis County Recorder's office, said point being distant
south 0Ε 05' east a distance of 6.00 feet from the southeastern
corner of Lot 43 of said Mason Valley Woods Plat 4; thence along
said eastern line, north 0Ε 05' west a distance of 170.61' to a
point; thence leaving said eastern line, north 61Ε 27' 43" east a
distance of 1,530.62' to a point in the western line of Topping
Estates Plat 2, a subdivision recorded in Plat Book 74, page 34 of
the St. Louis County Recorder's office, said point being distant,
north 0Ε 02' east a distance of 170.80' from the northwestern most
corner of Lot 28 of said Topping Estates Plat 2; thence along said
western line, north 0Ε 02' east a distance of 141.60' to the
southeastern corner of property conveyed to Donald R. Steffan and
Judith M. Steffan his wife, by deed recorded in Book 6839, page
1527 of the St. Louis County Recorder's office; thence westwardly
and northwardly along the southern and western lines,
respectively, of the said Steffan property to its intersection
with the western prolongation of the northern line of said Topping
Estates Plat 2; thence eastwardly along said western prolongation
and along said northern line of Topping Estates Plat 2 to the
northeastern corner thereof; thence eastwardly along the northern
line of Topping Estates, a subdivision recorded in Plat Book 73,
Page 8 of the St. Louis County Recorder's office, to the western

line of Topping Road; thence southwardly along said western line
of Topping Road to its intersection with the northern line of
Topping Estates Drive, said intersection being the southeastern
corner of Lot 6 of said Topping Estates Subdivision; thence
westwardly along said northern line of Topping Estates Drive to
its intersection with the northwestern prolongation of the
northeastern line of Lot 43 of the aforementioned Topping Estates
Plat 2; thence southeastwardly along said northwestern
prolongation and along said northeastern line to the southeastern
corner of said Lot 43; thence westwardly along the southern line
of Lots 43 and 42 of said Topping Estates Plat 2 to the
northeastern corner of Lot 40 of said Topping Estates Plat 2;
thence southwardly along the eastern line of said Lot 40 and along
its southward prolongation to its intersection with the southern
line of Topping Estates Drive (South), said intersection being in
the northern line of Lot 35 of said Topping Estates Plat 2; thence
westwardly and northwestwardly along the southern and southwestern
line, respectively, of said Topping Estates Drive (South) to the
northern most corner of Lot 32 of said Topping Estates Plat 2;
thence southwestwardly along the northern line of said Lot 32 to
the northwestern corner thereof, said point being in the western
line of said Topping Estates Plat 2; thence along said western
line of Topping Estates Plat 2, north 0Ε 02' east a distance of
567.49' to a point, said point being distant south 0Ε 02' west a
distance of 170.80' of the northwestern most corner of Lot 28 of

said Topping Estates Plat 2; thence south 61Ε 27' 43" west a
distance of 711.65' to a point in the eastern line of Lot 6 of
Serendipity Plat 1, a subdivision recorded in Plat Book 160, page
31 of the St. Louis County Recorder's office, said point being
distant south 11Ε 21' east a distance of 60.94' from the
northeastern most corner of said Lot 6; thence along the eastern
line of said Lot 6, south 11Ε 21' west a distance of 215.40' to a
point; thence south 33Ε 09' west a distance of 250.00' to a point;
thence north 56Ε 51' west a distance of 80' to a point of
curvature of a curve to the right having a radius of 450'; thence
northwestwardly along said curve to the right a distance of
175.51' to a point, said point being distant southeastwardly along
said curve having a radius of 450', a distance of 60.10' from the
northwesternmost corner of said Lot 6; thence south 61Ε 27' 43"
west a distance of 409.69' to a point in the eastern line of Mason
Valley Woods Plat 4, a subdivision recorded in Plat Book 177,
pages 42 & 43 of the St. Louis County Recorder's office; thence
along said eastern line, north 0' 05' west, a distance of 170.61'
to the point of beginning.
