AN ORDINANCE, vacating sewer easements in Part of
Evergreen Plat 3 in St. Louis County, Missouri.
WHEREAS, the owner of the subject property has
requested the District to vacate the subject easements, and this
District has no further use for said easements,
NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF TRUSTEES
OF THE METROPOLITAN ST. LOUIS SEWER DISTRICT:
Section One. The following described easements are
hereby vacated, to wit:
A tract of land being part of "Evergreen Plat 3", a
Subdivision according to the plat thereof recorded in Plat
Book 204, Pages 71 thru 73 of the St. Louis County, Missouri
Records, and described as follows:
Beginning at a point on the East line of Section 1, Township
44 North, Range 3 East at the Northeast corner of "Evergreen
Plat 3"; thence along the East line of Section 1 and along
the East line of "Evergreen Plat 3", South 1 degree 55
minutes 03 seconds West, 616.20 feet to its intersection with
the Northern line of Forest Pine Drive, 50 feet wide; thence
along said Northern street line the following: North 88
degrees 04 minutes 57 seconds West, 182.84 feet to a point of
curve; Southwestwardly along a curve to the left having a
radius of 295.00 feet an arc distance of 123.09 feet (the

chord of which bears South 79 degrees 57 minutes 52 seconds
West, 122.20 feet) to a point of tangency; thence South 68
degrees 00 minutes 40 seconds West, 192.99 feet to a point of
curve; thence Southwestwardly along a curve to the left
having a radius of 175.00 feet an arc distance of 34.21 feet
(the chord of which bears South 62 degrees 24 minutes 40
seconds West, 34.15 feet) to a point of tangency; thence
South 56 degrees 48 minutes 40 seconds West, 44.27 feet to a
point of curve; thence Northwestwardly along a curve to the
right having a radius of 33.00 feet an arc distance of 51.84
feet (the chord of which bears North 78 degrees 11 minutes 20
seconds West, 46.67 feet) to a point of tangency, said point
being located on the Northeastern line of Forest Leaf
Parkway, 50 feet wide; thence along said street line North 33
degrees 11 minutes 20 seconds West, 67.15 feet to a point of
curve; thence Northwestwardly along a curve to the left
having a radius of 650.00 feet an arc distance of 467.78 feet
(the chord of which bears North 53 degrees 48 minutes 20
seconds West, 457.75 feet) to a point of tangency; thence
North 74 degrees 25 minutes 20 seconds West, 92.31 feet to a
point on the Northwestern line of "Evergreen Plat 3", at the
Westernmost corner of Lot 377; thence along said Northwestern
subdivision line the following: North 15 degrees 34 minutes
40 seconds East, 126.28 feet; North 38 degrees 18 minutes 10
seconds East, 108.67 feet; North 64 degrees 05 minutes 40

seconds East, 368.71 feet; North 86 degrees 49 minutes 06
seconds East, 122.47 feet; South 69 degrees 18 minutes 45
seconds East, 122.23 feet; South 48 degrees 36 minutes 20
seconds East, 67.36 feet; North 41 degrees 23 minutes 40
seconds East, 170.00 feet; South 48 degrees 36 minutes 20
seconds East, 10.00 feet to a point of curve; thence
Northeastwardly along a curve to the left having a radius of
20.00 feet an arc distance of 31.42 feet (the chord of which
bears North 86 degrees 23 minutes 40 seconds East, 28.28
feet) to a point of compound curve; thence continuing
Northeastwardly along a curve to the left having a radius of
325.00 feet an arc distance of 55.97 feet (the chord of which
bears North 36 degrees 27 minutes 40 seconds East, 55.90
feet) to a point; thence South 58 degrees 28 minutes 20
seconds East, 190.14 feet and North 60 degrees 03 minutes 03
seconds East, 54.47 feet to the point of beginning.
The foregoing Ordinance was adopted April 13, 1983.
