HomeMy Public PortalAbout06672 O R D I N A N C E NO. 6672 AN ORDINANCE, vacating portions of sewer easements in the Northwest Quarter of the Northwest Quarter of Section 35, Township 45 North, Range 5 East, in St. Louis County, Missouri, WHEREAS, the owner of the subject property has granted to the District a suitable alternate easement, NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF TRUSTEES OF THE METROPOLITAN ST. LOUIS SEWER DISTRICT: Section One. The following described portions of sewer easements are hereby vacated, to wit: Two parcels of land located in the Northwest Quarter of the Northwest Quarter of Section 35 Township 45 North, Range 5 East. One parcel being part of a ten foot (10') wide easement recorded in Book 4981, Page 594 of the St. Louis County Records. One parcel being part of an irregular width easement recorded in Book 3638, Page 496 of the St. Louis County Records. Parcel 1 - Commencing at the Southeast corner of a tract of land conveyed to Kelley Properties Inc., by plat recorded in Plat Book 249, Page 1 of the St. Louis County Records; thence along the Southern line of said Kelley property, being the Northern right-of-way line of Manhattan Avenue, forty feet (40') wide, North 88 degrees 45 minutes 00 seconds West a distance of one hundred twenty-one and 78/100 feet (121.78') to the actual point of beginning of the description herein; thence continuing along the last described line North 88 degrees 45 minutes 00 seconds West a distance of eleven and 49/100 feet (11.49') to a point; thence leaving said line North 28 degrees 15 minutes 43 seconds West a distance of forty-four and 26/100 feet (44.26') to a point; thence North 16 degrees 05 minutes 00 seconds East a distance of one hundred ninety-one and 20/100 feet (191.20') to a point; thence South 73 degrees 57 minutes 19 seconds East a distance of ten and 00/100 feet (10.00') to a point; thence South 16 degrees 05 minutes 00 seconds West a distance of one hundred eighty-seven and 13/100 feet (187.13') to a point; thence South 28 degrees 15 minutes 43 seconds East a distance of forty-five and 85/100 feet (45.85') to the actual point of beginning, as recorded in Book 4981, Page 594 of the St. Louis County Records. 2 Parcel 2 - Commencing at the Southeast corner of a tract of land conveyed to Kelley Properties Inc., by plat recorded in Plat Book 249, Page 1 of the St. Louis County Records; thence along the Eastern line of said Kelley property, North 13 degrees 01 minutes 24 seconds East a distance of one hundred twenty-four and 97/100 feet (124.97') to a point; thence leaving said Eastern line North 89 degrees 16 minutes 03 seconds West a distance of ten and 05/100 feet (10.05') to the actual point of beginning of the description herein; thence North 89 degrees 16 minutes 03 seconds West a distance of one hundred forty-eight and 72/100 feet (148.72') to a point; thence North 16 degrees 05 minutes 00 seconds East a distance of 42/100 feet (0.42') to a point; thence North 73 degrees 55 minutes 00 seconds West a distance of fifty-eight and 70/100 feet (58.70') to a point on the Eastern right-of-way of Tallie Drive, forty feet (40') wide; thence along said right-of-way line North 16 degrees 06 minutes 36 seconds East a distance of five and 00/100 feet (5.00') to a point; thence leaving said right-of-way line South 83 degrees 35 minutes 05 seconds East a distance of fifty-nine and 54/100 feet (59.54') to a point; thence South 16 degrees 05 minutes 00 seconds West a distance of 42/100 feet (0.42') to a point; thence South 89 degrees 16 minutes 03 seconds East a distance of one hundred forty-six and 13/100 feet (146.13') to a point; thence South 06 degrees 12 minutes 15 seconds West a distance of fourteen and 53/100 feet (14.53') to the actual point of beginning, as recorded in Book 3638, Page 496 of the St. Louis County Records. The foregoing Ordinance was adopted August 13, 1986.
