Riverstone Staff Report Packet.pdf DISCUSSION ADJOURN REMINDERS - September 25th - Committee of the Whole Workshop at 7:00 p.m. October 2nd - Village Board Meeting at 7:00 p.m. October 3rd - Plan Commission at 7:00 p.m. 1 Plan Commission Record of Minutes Date: September 5, 2023 Location: Village Hall CALL TO ORDER Chairman Minnis called the Plan Commission meeting to order at 7:20 p.m. immediately following the Zoning Board of Appeals meeting. ROLL CALL Present: Commissioners Goins, Heinen, Nicholson, Valerga, Womack and Chairman Minnis Absent: None Staff: Jonathan Proulx, Planning Director APPROVAL OF MINUTES Commissioner Valerga made a motion to approve the Minutes of Plan Commission meeting held on August 15, 2023 as presented. Second by Commissioner Nicholson. The motion carried unanimously by voice vote: PUBLIC COMMENTS No Public Comments. DEVELOPMENT REPORT Mr. Proulx provided an updated on the COA for the Kelly Building, Des Plaines St. Final Plat and Variance, and Menards Subdivision Variance. Mr. Proulx also stated the Committee of the Whole (COW) reviewed the Marnette Apartments development and Keller Farm Subdivision. There was discussion if any of the proposed changes by the Village Board at the COW meeting to Marnette Apartments and Keller Farm Subdivision will come back to the Plan Commission. OLD BUSINESS No Old Business. NEW BUSINESS CREEKSIDE CROSSING PHASE 5C (CASE 2021-080823.FP) Mr. Proulx provided an overview of the final plat application. Chairman Minnis asked for public comments and there was no response. There was discussion about the lot sizes, the purpose of Outlot E, and future connection to the Springbank Subdivision. Commissioner Goins made a motion to recommend approval of the Final Plat of Subdivision for Creekside Crossing Unit 5C, subject to the following two (2) stipulations: 1. Compliance of the requirements of the Village Engineer; and 2. Compliance of the requirements of the Plainfield Fire Protection District Ayes: Goins, Heinen, Nicholson, Valerga, Womack and Minnis Nays: None Absent: None 2 Plan Commission Minutes September 5, 2023 Page 2 of 2 Second by Commissioner Nicholson. Chairman Minnis called for a vote by roll call. The motion carried 6:0. DISCUSSION There was discussion about the Plainfield Lanes improvement plans and if the trees that were removed will be replaced. Mr. Proulx advised the commission that there will be a meeting on September 19th, provided an update on the Comprehensive Plan, and the Plan Commissioner vacancy. Chairman Minnis read the reminders.
