AN ORDINANCE AMENDING ORDINANCE NO. 2325-1968 COMMONLY KNOW14 AS THE ZONING ORDINANCE
OF THE CITY OF RICHMOND, INDIANA, ADOPTED JUNE 3, 1968.
BE IT ORDAINED by the Common Council of the City of Richmond, Indiana, as follows:
SECTION 1.. WHEREAS, the Zoning Map which is a part of Ordinance No. 2325-1968
designates and describes as R-1 One -Family Residence District the following described
property located on Old U. S. Highway No. 40 - West of Pare Lorraine, in the City of
Richmond, Indiana, more particularly described as follows:
Being a part of the Southwest Quarter of Section 1, and the Southeast Quarter
of Section 2, Township 14 North, Range 1 West, Richmond, Wayne County, Indiana
and more particularly described as follows:
Commencing at a stone at the Southwest Corner of the Northwest Quarter Section
1, Township 13 North Range 1 West; thence North 89 degrees 50 minutes West
along an extension of the South line of the Northwest Quarter of said Section 1
distance of 16.50 feet; thence North 0 degrees 47 minutes East, parallel to the
West line of said Section 1, a distance of 330.00 feet; thence South 89 degrees
50 minutes East, parallel to the South line of the Northwest Quarter of said
Section 1 a distance of 4.50 feet: thence North 0 degrees 47 minutes East, para-
llel to the West line of said Section 1, a distance of 1329.215 feet, all of
the foregoing bearings and distances being in accordance with that shown on a
plat of a survey made by John E. Beals, Land Surveyor No. 7955, and dated
November 19, 1968; thence North 0 degrees 56 minutes 38 seconds East 1447.471
feet to the place of beginning of this description; thence North 0 degrees
56 minutes East 424.598 feet to the projected centerline of Old U. S. Highway
No. 40; thence South 74 degrees 14 minutes 0 seconds East 419.999 feet along
said centerline; thence South 15 degrees 46 minutes 00 seconds West 285.785
feet to a point; thence South 83 Degrees 56 minutes 38 seconds West 335.410
feet to the place of beginning and containing an area of 3.000 acres, more
or less.
SECTION 2. WHEREAS, it is the intent and purpose hereof to change the Zoning Classi-
fication of the above described area from R-1 to C-2. United Farm Bureau Insurance
Company proposes to purchase this land and to erect a building thereon to be used
for a regional claims office for its claims representatives and not for the general
public.
SECTION 3. WHEREAS, a study of this Ordinance was conducted by the Richmond City Plan
Commission on the Jf/` ay of :E-b < <� 1973, at which time remonstrances were heard
from all parties interested in or affohted by this Ordinance.
SECTION 4. WHEREAS, the vote of the Richmond City Plan Commission was �? to O
in favor of/opposition to recommending the passage of Ordinance No. 2771-1973.
NOW THEREFORE:
SECTION 5. It is hereby ordained that the zoning classification of the above described
property be, and the same is hereby changed to C-2 Community Business District, and
that said property be regulated in accordance with the Zoning Ordinance of the City of
Richmond, Indiana, and all amendments thereto.
SECTION 6. This Ordinance shall be in full force and effect from and after its passage
and publication as by law required.
SECTION 7. The original zoning classification of the aforementioned areas is hereby
rescinded and the zoning classification of this area will be in accordance with Section
2 of this Ordinance.
