AN ORDINANCE, authorizing and directing the Executive
Director and Secretary-Treasurer on behalf of The Metropolitan St.
Louis Sewer District to lease certain real property of The
Metropolitan St. Louis Sewer District, lying in the City of St.
Louis, Missouri, to Red Bird Lanes, Ltd. for use as a parking lot
and to execute and deliver a Lease Agreement upon the conditions
hereinafter set out.
WHEREAS, the District owns certain real property in the
City of St. Louis, Missouri which it has been leasing to Red Bird
Bowling Lanes, Inc. for use as a parking lot, and
WHEREAS, Red Bird Lanes, Ltd. has purchased the
business of Red Bird Bowling Lanes, Inc. and desires to enter into
a new lease with the District covering said real property; and
WHEREAS, the District is willing to enter into such a
lease, and believes it to be advantageous and in the public
interest to do so.
NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF TRUSTEES
OF THE METROPOLITAN ST. LOUIS SEWER DISTRICT:
Section One. The Metropolitan St. Louis Sewer District
is hereby authorized to lease to Red Bird Lanes, Ltd. upon the
general terms and conditions hereinafter set forth, the following
described real property: A parcel of land in Outlot No. 65 of the City of St. Louis, Missouri, and more particularly described as follows: Beginning at the southernmost corner of property conveyed to Ivan Lusicic and wife by deed recorded in Book 6399, Page 191, City of St. Louis, Missouri, Recorder's Office, said point being in the northwest line of Gravois Avenue, 80' wide at its intersection with a line parallel to, and 10'
northeasterly from, measured at right angles to, the northeast line of the River des Peres Drainage Works right-of-way, 270' wide; thence northwesterly along the southwest line of said Lusicic property, and that of Parcel No. 2 of property conveyed to Grav-Hamp Corporation, by deed recorded in Book 7821, Page 140, said Recorder's Office, and being along said parallel line, 282.67' to the westernmost corner of said Parcel No. 2 of said Grav-Hamp Corporation property; thence southwesterly along the southwestern prolongation of the northwest line of said Grav-Hamp (Parcel No. 2) property, 50' more or less to the top edge of the rip-rap on the northeast bank of said Drainage Works; thence southeasterly along said edge of said rip-rap, 285' more or less to the northwest line of said Gravois Avenue; and thence northeasterly along said street line, 50' more or less to the beginning.
Section Two. The lease shall be for an original term
of five (5) years, with an option whereby Lessee may renew said
lease for an additional five (5) years, at the rental of Two
Hundred Dollars ($200.00) per month during the original term and
Two Hundred Fifty Dollars ($250.00) per month during the renewal
term.
Section Three. The Executive Director and Secretary-
Treasurer are hereby authorized and directed to execute and
deliver on behalf of the District a Lease Agreement giving effect
to Sections One and Two hereof, and embodying such other terms and
conditions as approved by the Office of General Counsel of the
District.
The foregoing Ordinance was adopted May 13, 1987.
