HomeMy Public PortalAbout07135 O R D I N A N C E NO. 7135 AN ORDINANCE, vacating portions of a sewer easement in Lots 24, 25 and 26 of Essex Point in St. Louis County, Missouri, WHEREAS, the owner of the subject property has granted to the District a suitable alternate easement, NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF TRUSTEES OF THE METROPOLITAN ST. LOUIS SEWER DISTRICT: Section One. The following described portions of a sewer easement are hereby vacated, to wit: Three parcels of land in Essex Point as recorded in Plat Book 246 Pages 41, 42 and 43. The three parcels being part of a fifteen foot (15') wide easement recorded in Book 7386 Page 575 of the St. Louis County Records. Parcel 1 - Part of an easement originally recorded in Deed Book 7386, Page 575 of the St. Louis County Records and being part of Lot 24 of said Essex Point and described as: Beginning at a point on the West line of Delvin Drive, 50 feet wide, private, said point being the Easternmost corner of said Lot 24 of "Essex Point"; thence Westwardly along the North line of said Lot 24 South 79 degrees 52 minutes 30 seconds West 94.30 feet to a point; thence South 10 degrees 31 minutes 29 seconds East 5.00 feet to the actual point of beginning; thence South 10 degrees 31 minutes 29 seconds East 198.69 feet to a point; thence along a curve to the right whose radius point bears North 38 degrees 46 minutes 25 seconds West 140.00 feet from the last mentioned point, a distance of 1.65 feet to a point; thence North 14 degrees 05 minutes 40 seconds West 199.95 feet to a point; thence North 79 degrees 52 minutes 30 seconds East 13.94 feet to the point of beginning. Parcel 2 - Part of an easement originally recorded in Deed Book 7386, Page 575 of the St. Louis County Records and being part of Lot 25 of said Essex Point and described as: Beginning at a point on the West line of Delvin Drive, 50 feet wide, private, said point being the Southeast corner of said Lot 25 of "Essex Point"; thence Westwardly along the South line of said Lot 25 South 79 degrees 52 minutes 30 seconds West 94.30 feet to a point; thence North 10 degrees 31 minutes 29 seconds West 5.00 feet to the actual point of beginning; thence South 79 degrees 52 minutes 30 seconds West 14.56 feet to a point; thence North 14 degrees 5 minutes 40 seconds West 7.59 feet to a point; thence North 10 degrees 31 minutes 29 seconds West 157.43 feet to a point; thence North 79 degrees 52 minutes 30 seconds East 15.00 feet to a point; thence South 10 degrees 31 minutes 29 seconds East 165.11 feet to the point of beginning. Parcel 3 - Part of an easement originally recorded in Deed Book 7386, Page 575 of the St. Louis County Records and being part of Lot 26 of said Essex Point and described as: Beginning at a point on the West line of Delvin Drive, 50 feet wide, private, said point being the Southeast corner of said Lot 26 of "Essex Point"; thence Westwardly along the South line of said Lot 26 South 79 degrees 52 minutes 30 seconds West 95.52 feet to a point; thence North 10 degrees 31 minutes 29 seconds West 5.00 feet to the actual point of beginning; thence South 79 degrees 52 minutes 30 seconds West 15.00 feet to a point; thence North 10 degrees 31 minutes 29 seconds West 24.00 feet to a point; thence North 58 degrees 07 minutes 56 seconds West 17.15 feet to a point; thence North 14 degrees 05 minutes 40 seconds West 21.58 feet to a point; thence South 58 degrees 07 minutes 56 seconds East 39.28 feet to a point; thence South 10 degrees 31 minutes 29 seconds East 30.73 feet to the point of beginning.
