AN ORDINANCE AMENDING ORDINANCE NO. 2325-1968 COWNLY IG•FOVt°N AS THE ZONING
ORDINANCE OF THE CITY OF RICf-'Jv10ND, INDIANA, ADOPTED JUNE 3, 1968.
BE IT ORDAI.NED by the Common Council of the City of Richmond, Indiana as
follows:
SECTION 1. WHEREAS, the Zoning Map, which is a part of Ordinance No. 2325-
1968, designates and describes as R-1, One -Family Residential, upon annex-
ation on February 20, 1973, Ordinance No. 2753-1972, in accordance with Ar-
ticle 14, Section 14.06, the following described property located in a gen-
eral area east of the previous existing Corporate boundary, north of Sylvan
Nook Drive, and west of the Middlefork Reservoir, in the City of Richmond,
Indiana, more particularly described as follows:
Being a part of the Southwest Quarters of Section 21 and the
Northwest Quarters of Section 28, Township 14 North Range 1
West, Wayne Township, Wayne County, Indiana, and being more
particularly described as follows:
BEGINNING at a point in Sylvan Nook Drive, said point being
the north boundary line of Spring Grove Corporation and said
point being 176.55 feet north and 1093.62 feet east of the
southwest corner of the Northwest Quarter of said Section 28;
thence south to the south right-of-way line of Sylvan Nook
Drive; thence Northeasterly along said right-of-way line to
the east line of the Northwest Quarter of said Section 28;
thence north along said east Section line to the north right-
of-way line of Sylvan Nook Drive and the beginning of a curve
tangent to the said north right-of-way line; thence northeast-
erly along the curve, said curve having a radius of 548 feet
and being concave to the northlwest with an arc length of 431
feet to the point of tangency; thence north 44*24' east 17.71
feet to a point; thence north 49°36' west 375 feet to a point;
thence west 165.70 feet to a point in the east line of Oak
Park Subdivision; thence north along said east line 787.12
feet to the northeast corner of Oak Park Subdivision, Section
2; thence west 563.81 feet to a point 58.19 feet east of the
northwest corner of said Oak Park Subdivision, Section Z;
thence north 3*18122" east 290.12 feet to a point; thence
north 16°32138" west 263.70 feet to a point; thence north 35'
29'48" west 763.46 feet to a point; thence south 89°47'02"
west 700.04 feet to a point in the present City Corporation
Line as described in Ordinance No. 1806-1960; thence south 0°
58'04" east 614.34 feet to a point on the south line of said
Section 21, said point being on a previous City Corporation
Line as described in Ordinance No. 1658-1957; thence east
along the north line of said Section 28 to the most easterly
line of Berry Field Addition extended north; thence south along
said extension of the most easterly line of said Berry Field
Addition to the place of beginning of this description, ex-
cepting any territory described in Ordinance No. 2305-1967 and
containing an area of 78.685 acres more or less.
SECTION 2. WHEREAS, it is the intent and purpose hereof to change the
zoning classification of the above described area from R-1 One -Family
Residential to R-2 One -Family Residential.
SECTION 3. WHEREAS, a study of this Ordinance was conducted by the Rich-
mond City Plan Commission on 7a day of,L,,.0 1973, at which
time remonstrances were heard from all parties interested in or affected
by this Ordinance.
SECTION 4. WHEREAS, the vote of the Richmond City Plan Commission was
to in favor of/ reco�mnending the passage of Ordin-
ance o. 1973.
NOW THEREFORE:
SECTION S. It is hereby ordained that the zoning classification of the above
described property be, and the same is hereby changed to R-2 One -Family Res-
idential, and that said property be regulated in accordance with the Zoning
of the C-tv o� 1,•v;na, [ndi Fna, and all amendIments thereto.

SECTION 6. This ordinance shall be in full force and effect from and after
its passage and publication as by law required.
SECTION 7J The original zoning classification of the aforementioned areas is
hereby retinded and the zoning classification of this area will be in accordance
with Seclon 2 of this Ordinance.
PASSED AND ADOPTED By the Common Council of the City of Richmond, Indiana, this
