HomeMy Public PortalAbout07665 O R D I N A N C E NO. 7665 AN ORDINANCE, vacating portions of sewer easements in Lots 21, 22 and 94 of The Meadows at Quail Creek Plat Two, in St. Louis County, Missouri, WHEREAS, the owner of the subject property has granted to the District a suitable alternate easement, NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF TRUSTEES OF THE METROPOLITAN ST. LOUIS SEWER DISTRICT: Section One. The following described portions of sewer easements are hereby vacated, to wit: Three parcels of land located in The Meadows at Quail Creek Plat Two as recorded in Book 278, Pages 97 and 98 of the St. Louis County Records. Said three parcels being part of a ten foot (10') wide easement as recorded in Book 6840, Page 1171 of the St. Louis County Records. Parcel 1 - Commencing at the intersection of the North line of said Lot 21 of "The Meadows at Quail Creek Plat Two" with a Northwest right-of-way line of Bahnfyre Drive, 50 feet wide; thence North 75 degrees 56 minutes 28 seconds West 42.21 feet along said North line of Lot 21 to the intersection of said North line thereof with a Southeast line of said 10 foot wide easement to Fee Fee Trunk Sewer, Inc.; thence South 36 degrees 24 minutes 04 seconds West 5.41 feet along said Southeast line thereof to the actual point of beginning; said point being also a point 5 feet perpendicularly distant South of said North line of Lot 21; thence South 36 degrees 24 minutes 04 seconds West 60.33 feet along said Southeast line of 10 foot wide easement to Fee Fee Trunk Sewer, Inc. to the intersection of said Southeast line thereof with a Northeast line of said 10 foot wide easement to MSD; thence South 53 degrees 35 minutes 56 seconds East 30.05 feet along said Northeast line thereof to a point, said point being also a point 20 feet radially Northwest of said Northwest right-of-way line of Bahnfyre Drive, 50 feet wide; thence along a curve to the right whose radius point bears North 51 degrees 47 minutes 51 seconds West 230.00 feet from the last mentioned point, a distance of 10.01 feet to a point on a Southwest line of said 10 foot wide easement to MSD; thence North 53 degrees 35 minutes 56 seconds West 39.52 feet along said Southwest line thereof to the intersection of said Southwest line thereof with a Northwest line of said 10 foot wide easement to Fee Fee Trunk Sewer, Inc.; thence North 36 degrees 24 minutes 04 seconds East 66.22 feet to a point, said point being also a point 5 feet perpendicularly distant South of said North line of Lot 21; thence South 75 degrees 56 minutes 28 seconds East 10.81 feet to the actual point of beginning. Parcel 2 - Commencing at the intersection of the South line of said Lot 22 of "The Meadows at Quail Creek Plat Two" with a Northwest right-of-way line of Bahnfyre Drive, 50 feet wide; thence North 75 degrees 56 minutes 28 seconds West 42.21 feet along said South line thereof to the intersection of said South line thereof with a Southeast line of said 10 foot wide easement to Fee Fee Trunk Sewer, Inc.; thence North 36 degrees 24 minutes 04 seconds East 5.41 feet along said Southeast line thereof to the actual point of beginning; said point also being a point 5 feet perpendicularly distant North of said South line of Lot 22; thence North 75 degrees 56 minutes 28 seconds West 10.81 feet to a point on a Northwest line of said 10 foot wide easement to Fee Fee Trunk Sewer, Inc.; thence North 36 degrees 24 minutes 04 seconds East 87.97 feet along said Northwest line thereof to a point, said point being also a point 20 feet radially distant South of the South right-of-way line of Biddeford Drive, 50 feet wide; thence along a curve to the right whose radius point bears South 33 degrees 26 minutes 18 seconds West 105.00 feet from the last mentioned point, a distance of 10.00 feet to a point on the said Southeast line of 10 foot wide easement to Fee Fee Trunk Sewer, Inc.; thence South 36 degrees 24 minutes 04 seconds West 83.90 feet along said Southeast line thereof to the actual point of beginning. Parcel 3 - Commencing at the Northeast corner of said Lot 94 of "The Meadows at Quail Creek Plat Two"; thence South 71 degrees 42 minutes 26 seconds West 10.59 feet along the North line of said Lot 94 thereof to the intersection of said North line thereof with an East line of said 10 foot wide easement to Fee Fee Trunk Sewer, Inc.; thence South 10 degrees 47 minutes 04 seconds West 5.72 feet along said East line thereof to the actual point of beginning; said point being also a point 5 feet perpendicularly distant South of said North line thereof; thence South 10 degrees 47 minutes 04 seconds West 91.72 feet along said East line of 10 foot wide easement to Fee Fee Trunk Sewer, Inc. to the intersection of said East line thereof with a Southeast line thereof; thence South 36 degrees 24 minutes 04 seconds West 20.25 feet along said Southeast line thereof to a point, said point being also a point 20 feet radially distant North of the North right-of-way line of Biddeford Drive, 50 feet wide; thence along a curve to the left whose radius point bears South 37 degrees 44 minutes 41 seconds West 195.00 feet from the last 3 mentioned point, a distance of 10.00 feet to a point on a Northwest line of said 10 foot wide easement to Fee Fee Trunk Sewer, Inc.; thence North 36 degrees 24 minutes 04 seconds East 17.99 feet along said Northwest line thereof to the intersection of said Northwest line thereof with a West line thereof; thence North 10 degrees 47 minutes 04 seconds East 83.89 feet along said West line thereof to a point, said point being also a point 5 feet perpendicularly distant South of said North line of Lot 94; thence North 71 degrees 42 minutes 26 seconds East 11.44 feet to the actual point of beginning. The foregoing Ordinance was adopted January 11, 1989.
