HomeMy Public PortalAbout07844 O R D I N A N C E NO. 7844 AN ORDINANCE, vacating portions of sewer easements in Treetop Condominiums Plat One, in Section 12, Township 44 North, Range 4 East, in St. Louis County, Missouri. WHEREAS, the owner of the subject property has granted to the District a suitable alternate easement, NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF TRUSTEES OF THE METROPOLITAN ST. LOUIS SEWER DISTRICT: Section One. The following described portions of sewer easements are hereby vacated, to wit: Two parcels of land located in Treetop Condominiums Plat One as recorded in Plat Book 185, Pages 28 and 29 of the St. Louis County Records. Parcel 1 - The private drive, parking, sewer, and utility easement, also easement to St. Louis County Water Company and Sandy Summit Drive embraced therein of Treetop Condominiums Plat One as recorded in Plat Book 185, Pages 28 and 29 of the St. Louis County, Missouri records, and being more particularly described as follows: Beginning at a point in the South line of Treetop Trail Drive of said Treetop Condominiums Plat One, thence along the South line of said Treetop Trail Drive along a curve to the left having a radius of 187.00 feet, an arc distance of 52.50 feet, the chord of which bears South 37 degrees 48 minutes 31 seconds East, a chord distance of 52.32 feet to a point of tangency; thence South 45 degrees 51 minutes 03 seconds East, a distance of 19.21 feet to a point; thence leaving the South line of said Treetop Trail Drive along a curve to the left having a radius of 20.00 feet, an arc distance of 30.27 feet, the chord of which bears North 89 degrees 12 minutes 49 seconds West, a chord distance of 27.46 feet to a point of tangency; thence South 47 degrees 25 minutes 24 seconds West, a distance of 271.05 feet to a point, said point being on a West line of said Treetop Condominiums Plat One, said point also being on an East line of Treetop Condominiums Phase II as recorded in Plat Book 240, Pages 98 and 99 of the St. Louis County, Missouri records; thence along the said West line of Treetop condominiums Plat One and the said East line of Treetop Condominiums Phase II North 45 degrees 51 minutes 03 seconds West, a distance of 13.75 feet to a point; thence North 29 degrees 51 minutes 03 seconds West, a distance of 11.56 feet to a point; thence leaving the said West line of Treetop Condominiums Plat One, and the said East line of Treetop Condominiums Phase II North 47 degrees 25 minutes 24 seconds East, a distance of 68.44 feet to a point; thence North 18 degrees 45 minutes 15 seconds West, a distance of 12.03 feet to a point on a curve; thence along a curve to the right having a radius of 46.00 feet, an arc distance of 127.68 feet, the chord of which bears North 36 degrees 56 minutes 20 seconds East, a chord distance of 90.46 feet to a point; thence North 47 degrees 25 minutes 24 seconds East, a distance of 130.26 feet back to the point of beginning. Parcel 2 - The centerline of a 10 foot wide easement being part of Treetop Condominiums Plat One as recorded in Plat Book 185, Pages 28 and 29 of the St. Louis County, Missouri records, and being more particularly described as follows: Commencing at a point in the South line of Treetop Trail Drive of said Treetop Condominiums Plat One South 47 degrees 25 minutes 24 seconds West, a distance of 130.26 feet to a point on a curve; thence along a curve to the left having a radius of 46.00 feet, an arc distance of 102.36 feet, the chord of which bears South 52 degrees 42 minutes 24 seconds West, a chord distance of 82.51 feet to the point of beginning; thence along the centerline of a 10 foot wide easement South 65 degrees 09 minutes 48 seconds West, a distance of 40.00 feet.
