AN ORDINANCE, vacating a portion of a road and portions of sewer
easements in Lot 1 of Dillon Lane and part of Section 3, Township 43 North,
Range 6 East, St. Louis County, Missouri.
WHEREAS, the owner of the subject property has agreed to grant to
the District a suitable alternate easement,
NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF TRUSTEES OF THE
METROPOLITAN ST. LOUIS SEWER DISTRICT:
Section One. The portion of a road and portions of sewer easements
described below are hereby vacated, to wit:
Six parcels of land located in part of Lot 1 of Dillon Lane as
recorded in Book 42, Page 24 of the St. Louis County Records, and part of
Section 3, Township 43 North, Range 6 East in St. Louis County, Missouri.
Parcels 1 and 2 being irregular sections of Ringer Road which are now
incorporated into Ringer Woods Estates. Parcel 3 being part of a ten foot
(10') wide easement in part of said Lot 1 of Dillon Lane. Parcels 4 and 5
being parts of a ten foot (10') wide easement in part of Section 3, Township 43
North, Range 6 East. Parcel 6 being a part of a ten foot (10') wide easement
in part of said Lot 1 of Dillon Lane.
Parcel 1
Beginning at an old iron pipe on the Southerly right-of-way line of
Ringer Road, said pipe being the Northwesterly corner of a tract
conveyed to Clarence J. Wohlwend & Edna L. Wohlwend in Deed Brook
7999, Page 1585 of the St. Louis County records; thence North 00
degrees 42 minutes 30 seconds East a distance of 7.05 feet to a
point, said point being South 10 degrees 49 minutes 35 seconds West
a distance of 35.00 feet from centerline of said Ringer Road as
recorded in Southridge Park, Phase 1, Plat 1, a subdivision
recorded in Plat Book 255, Pages 64 and 65 of said records; thence
along a curve to the left which radius bears North 10 degrees 49
minutes 35 seconds East a distance of 610.00 feet, having an arc

distance of 20.62 feet to a point of reverse curvature; thence
along a curve to the right, which radius bears South 08 degrees 53
minutes 23 seconds East a distance of 20.00 feet, having an arc
distance of 28.56 feet to a point; thence South 00 degrees 42
minutes 30 seconds West a distance of 1.72 feet to a point on the
aforesaid Southerly right-of-way line of Ringer Road; thence along
said Southerly right-of-way line North 63 degrees 58 minutes West a
distance of 41.50 feet to the point of beginning, being part of
Section 3, Township 43 North, Range 6 East in St. Louis County,
Missouri.
Parcel 2
Beginning at an old iron pipe on the Southerly right-of-way line of
Ringer Road, said pipe being the Northwesterly corner of a tract
conveyed to Clarence J. Wohlwend & Edna L. Wohlwend in Deed Book
7999, Page 1585 of the St. Louis County records; thence along the
Southerly right-of-way of Ringer Road South 63 degrees 58 minutes
East a distance of 86.98 feet to an old iron pipe; thence along
aforesaid Southerly right-of-way North 70 degrees 27 minutes East a
distance of 9.51 feet to the true point of beginning; thence along
a curve to the right which radius bears North 89 degrees 25 minutes
40 seconds East a distance of 125.00 feet; having an arc distance
of 2.79 feet to a point; thence North 00 degrees 42 minutes 30
seconds East a distance of 8.68 feet a point; thence along a curve
to the right which radius bears South 89 degrees 17 minutes 30
seconds East a distance of 20.00 feet; having an arc distance of
31.40 feet to a point of reverse curve; thence along a curve to the
left which radius bears North 00 degrees 40 minutes 36 seconds East
a distance of 610.00 feet; having an arc distance of 79.78 feet to
a point on the Southerly right-of-way of Ringer Road; thence South
70 degrees 27 minutes West a distance of 106.07 feet to the point
of beginning, being part of Section 3, Township 43 North, Range 6
East in St. Louis County, Missouri.
Parcel 3
Commencing at an old iron pipe the Northwesterly corner of said Lot 1;
thence along the Northerly line of said Lot 1 South 89 degrees 38
minutes 50 seconds East a distance of 258.27 feet to the point of
beginning the Northwesterly corner of a 10 foot wide easement
herein described; thence continuing along said Northerly line South
89 degrees 38 minutes 50 seconds East a distance of 240.57 feet to
a point; thence leaving said Northerly line South 00 degrees 42
minutes 30 seconds West a distance of 10.00 feet to a point; thence
North 89 degrees 38 minutes 50 seconds West a distance of 240.57
feet to a point; thence North 00 degrees 42 minutes 30 seconds East
a distance of 10.00 feet to the point of beginning; as recorded in
Plat Book 42, Page 24 of the St. Louis County records.

Parcel 4
Commencing at a point, the Southwesterly corner of a tract conveyed to
Lee W. Brown & Alta E. Brown in Deed Book 3779, Page 432 of the St.
Louis County records; thence along the Westerly line of said Brown
tract North 00 degrees 42 minutes 30 seconds East a distance of
115.45 feet to a point, the centerline of a 10 foot wide easement
recorded in Deed Book 7985, Page 2063 of said records; thence
leaving said Westerly line along said centerline, South 46 degrees
30 minutes 03 seconds East a distance of 20.00 feet to the point of
beginning, the centerline of a 10 foot wide easement herein
described; thence along said centerline South 46 degrees 30 minutes
03 seconds East a distance of 120.00 feet to the termination of
said easement, as recorded in Deed Book 7985, Page 2063 of the St.
Louis County records.
Parcel 5
Commencing at a point, the Southwesterly corner of a tract conveyed to
Lee W. Brown and Alta E. Brown in Deed Book 3779, Page 432 of the
St. Louis County Records, said point also being on the Southerly
line of a 10 foot wide easement recorded in Deed Book 5666, Page
490 of said records; thence along the Southerly line of said Brown
Tract and said easement, South 89 degrees 38 minutes 50 seconds
East a distance of 20.00 feet to the point of beginning, the
Southerly line of a 10 foot wide easement herein described; thence
along said Southerly line South 89 degrees 38 minutes 50 seconds
East a distance of 80.00 feet to the termination of said easement,
as recorded in Deed Book 5666, Page 490 and Deed Book 7985, page
2063 of the St. Louis County records.
Parcel 6
Commencing at a point, the Southwesterly corner of said Lot 1 of Dillon
Lane; thence along the Southerly line of said Lot 1, North 89
degrees 26 minutes East a distance of 119.68 feet to a point, the
centerline of a 10 foot wide easement recorded in Deed Book 5666,
Page 487 of the St. Louis County records; thence leaving said
Southerly line along said centerline, North 54 degrees 39 minutes
43 seconds East a distance of 159.85 feet to the point of
beginning, the centerline of a 10 foot wide easement herein
described; thence along said centerline North 54 degrees 39 minutes
43 seconds East a distance of 20.00 feet to a point; thence North
43 degrees 34 minutes 40 seconds East a distance of 120.00 feet to
the termination of said easement, as recorded in Deed Book 5666,
Page 487 of the St. Louis County, Missouri records.
