HomeMy Public PortalAbout09047 O R D I N A N C E NO. 9047 AN ORDINANCE, vacating portions of sewer easements in U.S. Surveys 123 and 415, Township 45 North, Range 4 East in Phase 1 and Phase 3 of Chesterfield Village Apartments, in St. Louis County, Missouri. WHEREAS, the owner of the subject property has requested this District to vacate the portions of subject easements, and this District has no further use for said portions, NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF TRUSTEES OF THE METROPOLITAN ST. LOUIS SEWER DISTRICT: Section One. The following described portions of sewer easements are hereby vacated, to wit: Two parcels of land located in Chesterfield Village Apartments. Parcel 1 being an eight (8) foot wide plus a small area of easement in Chesterfield Village Apartments Phase 1 as recorded in Plat Book 234, Pages 1 and 2 of the St. Louis County Records. Parcel 2 being a seven (7) foot wide easement in Chesterfield Village Apartments Phase 3 as recorded in Plat Book 263, Pages 28 through 30 of the St. Louis County Records. Parcel 1 A strip of land in U.S. Survey 123, Township 45 North, Range 4 East, St. Louis County, Missouri and included and shown on the plat of "Easement Plat and Record Plat, Phase 1, Chesterfield Village Apartments" as recorded in Plat Book 234, Pages 1 and 2 of the St. Louis County Records, and described as follows: Beginning at the more western intersection of the center lines of Foxsprings Drive and Timbervalley Road, private parking and drive reservation areas and utility and sewer easements, as shown on the above referenced easement and record plat; thence southwardly along the center line of Foxsprings Drive the following: S. 71o55'18" E. 2 22.29 feet to a point of curve; thence along a curve to the right having a radius of 50.00 feet a distance of 62.12 feet to a point of reverse curve; thence along a curve to the left having a radius of 105.00 feet a distance of 29.34 feet to a point of tangent; thence S.16o44'57" W. 106.13 feet to a point of curve; thence along a curve to the right having a radius of 200 feet a distance of 47.40 feet to a point of tangent; thence S. 3o10'10" E. 129.40 feet to a point of curve; thence along a curve to the left having a radius of 75 feet a distance of 15.76 feet to a point; thence leaving the center line of Foxsprings Drive and running southwestwardly and radial to the last mentioned curve, and along the center line of a "private parking and drive reservation area and utility and sewer easement" the following: S. 74o47'17" W. 16.53 feet to a point of curve; thence along a curve to the left having a radius of 50 feet a distance of 27.60 feet to a point of tangency; thence S. 43o09'29" W. a distance of 18 feet to a point; thence leaving said center line and running N. 46o50'31" W. a distance of 12 feet to the true beginning point of the following strip; thence N. 46o50'31" W. a distance of 19 feet; thence N. 43o09'29" E. a distance of 8 feet to a point; thence S. 46o50'31" E. a distance of 19 feet to a point; thence S. 43o09'29" W. 8 feet to the point of beginning. The above described strip shall also include a small area to the south which was included as easement which was formed by a small radius rounding at the said true beginning point. Parcel 2 A strip of land in U.S. Survey 415 Township 45 North, Range 4 East, St. Louis County, Missouri and included and shown on the plat of "Easement Plat and Record Plat, Phase 3 Chesterfield Village Apartments" as recorded in Plat Book 263, Pages 28 through 30 of the St. Louis County Records, and described as follows: Beginning at the intersection of the center lines of Forest Trace Drive and Quail Meadows Drive, private parking and drive reservation areas and utility and sewer easements, as shown on the above referenced easement and record plat; thence northeastwardly along the center line of Forest Trace Drive the following: N. 48o33'01" E. 93.50 feet to a point of curve, thence along a curve to the right having a radius of 126.07 feet a distance of 171.32 feet to a point of reverse curve; thence along a curve to the left having a radius of 175 feet a distance of 48.97 feet; thence leaving said center line of Forest Trace Drive and running radially thereto S. 20o22'48" W. 31 feet to the true beginning point of the following 7 foot wide strip; thence S. 20o22'48" W. 7 feet to a point; thence eastwardly and parallel to the center line of Forest Trace Drive along a curve to the left having a radius of 213 feet a distance of 41.36 feet to a point; thence northwardly and radial to the curve of Forest Trace Drive N. 9o15'17" E. 7 3 feet to a point; thence westwardly and parallel to Forest Trace Drive along a curve to the right having a radius of 206 feet a distance of 40 feet to the point of beginning. The foregoing Ordinance was adopted July 14, 1993.
