AN ORDINANCE, vacating an easement in Lot 1 of the Resubdivision of
Bridgecrest Estates Condominiums, in the City of Bridgeton, St. Louis County,
Missouri.
WHEREAS, the owner of the subject property has requested this
District to vacate the subject easement, and this District has no further use
for said easement,
NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF TRUSTEES OF THE
METROPOLITAN ST. LOUIS SEWER DISTRICT:
Section One. The following described easement, EXCEPTING
THEREFROM: any portions coinciding with the easements and rights-of-way
established by the record plat recorded in Plat Book 329, Pages 26 and 27 of
the St. Louis County Records, is hereby vacated, to wit:
An easement in Section 14, Township 46 North, Range 5 East, St. Louis County,
Missouri and being more particularly described as follows:
Commencing at an old iron pipe at the Southeast corner of Lot 1 of the
Resubdivision of Bridgecrest Estates Condominiums, as recorded in Plat Book
315, Page 90 of the St. Louis County, Missouri Records, said old iron pipe also
being in the vacated South right-of-way line of Essex (50'W) Avenue as recorded
in Book 5616, Page 490 of the St. Louis County, Missouri Records; thence along
the said South line, South 89 degrees 40 minutes 12 seconds West 88.00 feet;
thence leaving said South line, and continuing along the Southern line of the
above-mentioned Lot 1, South 33 degrees 16 minutes 35 seconds West 45.31 feet,
to the North line of an easement as dedicated on an easement plat as recorded
in Plat Book 112, Pages 76 & 77 of the St.Louis County, Missouri Records, and
the true point of beginning; thence along said easement the following courses
and distances; along a curve to the right, with a radius of 501.67 feet, an arc
length of 52.77 feet, a chord of 52.74 feet, and a chord bearing North 58
degrees 44 minutes 49 seconds West; North 38 degrees 34 minutes 21 seconds
West, 115.00 feet; along a curve to the left, with a radius of 59.00 feet, an
arc length of 164.56 feet, a chord of 116.17 feet, and a chord bearing South 61
degrees 13 minutes 41 seconds West; along a curve to the left, with a radius of
738.50 feet, an arc length of 218.45 feet, a chord of 217.66 feet, and a chord
bearing South 25 degrees 05 minutes 28 seconds West; along a curve to the left,
with a radius of 373.00 feet, an arc length of 276.02 feet, a chord of 269.76
feet, and a chord bearing South 04 degrees 34 minutes 56 seconds East, to the
intersection of the South line of the above-mentioned Lot 1; thence along said
South line, North 67 degrees 43 minutes 12 seconds East 35.18 feet; thence
North 33 degrees 16 minutes 35 seconds East 45.08 feet; thence leaving said

South line, and continuing along the above-mentioned easement line, the
following courses and distances; North 26 degrees 09 minutes 02 seconds West,
75.91 feet; along a curve to the right, with a radius of 315.00 feet, an arc
length of 134.56 feet, a chord of 133.54 feet, and a chord bearing North 04
degrees 22 minutes 46 seconds East; along a curve to the right, with a radius
of 680.50 feet, an arc length of 179.34 feet, a chord of 178.82 feet, and a
chord bearing North 24 degrees 10 minutes 01 seconds East; South 58 degrees 17
minutes 00 seconds East 4.00 feet; North 82 degrees 59 minutes 04 seconds East,
36.77 feet; South 49 degrees 04 minutes 49 seconds East, 12.00 feet; along a
curve to the left, with a radius of 572.67 feet, an arc length of 114.48 feet,
a chord of 114.29 feet, and a chord bearing South 55 degrees 24 minutes 27
seconds East, to the South line of the above-mentioned Lot 1; thence along said
South line, North 33 degrees 16 minutes 35 seconds East 71.24 feet, to the
point of beginning.
The foregoing Ordinance was adopted September 14, 1994.
