HomeMy Public PortalAbout09454 O R D I N A N C E NO. 9454 AN ORDINANCE, vacating portions of three general utility easements located in Lots 3, 4 and 5 of Big Bend Cove, a subdivision as recorded in Plat Book 240, Page 62, St. Louis County, Missouri. WHEREAS, the owner of the subject property has requested this District to vacate the portions of subject easements, and this District has no further use for said portions, NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF TRUSTEES OF THE METROPOLITAN ST. LOUIS SEWER DISTRICT: Section One. The following three parcels describing portions of general utility easements are hereby vacated, to wit: Parcel 1 An 8 feet wide strip of land in Lot 3 and Lot 4 of Big Bend Cove, a subdivision recorded in Plat Book 235, Page 38 of the St. Louis County Records, in U.S. Survey 1938, Township 44 North, Range 6 East, City of Crestwood, St. Louis County, Missouri, and said strip being more particularly described as follows: Commencing at the most northerly corner of said Lot 4 on the northeasterly line of said Big Bend Cove, said corner being South 38 degrees 17 minutes 00 seconds East 222.79 feet (survey), 221.41 feet (record), from the southeasterly line of Big Bend Road, 80 feet wide; thence along the northwesterly line of said Lot 4 South 51 degrees 43 minutes 00 seconds West 81.00 feet to the true point of beginning of the strip of land herein described; thence along a line perpendicular to the northwesterly line of said Lot 4, South 38 degrees 17 minutes 00 seconds East 3.00 feet; thence along a line parallel with said northwesterly line of Lot 4, South 51 degrees 43 minutes 00 seconds West 50.00 feet; thence along a line perpendicular to said northwesterly line of Lot 4, North 38 degrees 17 minutes 00 seconds West 8.00 feet; thence along a line parallel with and distant 5 feet northwesterly of said northwesterly line of Lot 4, North 51 degrees 43 minutes 00 seconds East 50.00 feet; thence along a line perpendicular to said northwesterly line of Lot 4, South 38 degrees 17 minutes 00 seconds East 5.00 feet to the true point of beginning. Bearings based on the northeasterly line of said Big Bend Cove Subdivision being "South 38 degrees 17 minutes 00 seconds East." Parcel 2 A 6 feet wide strip of land in Lot 4 and Lot 5 of Big Ben Cove, a subdivision recorded in Plat Book 235, Page 38 of the St. Louis County Records, in U.S. Survey 1938, Township 44 North, Range 6 East, City of Crestwood, St. Louis County, Missouri, and said strip being more particularly described as follows: Commencing at the most northerly corner of said Lot 5 on the northeasterly line of 2 said Big Bend Cove, said corner being South 38 degrees 17 minutes 00 seconds East 298.26 feet (survey), 296.41 feet (record), from the southeasterly line of Big Bend Road, 80 feet wide; thence along the northwesterly line of said Lot 5 South 51 degrees 43 minutes 00 seconds West 81.60 feet to the true point of beginning of the strip of land herein described; thence along a line perpendicular to the northwesterly line of said Lot 5; South 38 degrees 17 minutes 00 seconds East 1.00 feet; thence along a line parallel with said northwesterly line of Lot 5, South 51 degrees 43 minutes 00 seconds West 45.00 feet; thence along a line perpendicular to said northwesterly line of Lot 5, North 38 degrees 17 minutes 00 seconds West 6.00 feet; thence along a line parallel with and distant 5 feet northwesterly of said northwesterly line of Lot 5, North 51 degrees 43 minutes 00 seconds East 45.00 feet; thence along a line perpendicular to said northwesterly line of Lot 5, South 38 degrees 17 minutes 00 seconds East, 5.00 feet to the true point of beginning. Parcel 3 A 3 feet wide strip of land in Lot 5 of Big Bend Cove, a subdivision recorded in Plat Book 235, Page 38 of the St. Louis County Records, in U.S. Survey 1938, Township 44 North, Range 6 East, City of Crestwood, St. Louis County, Missouri, and said strip being more particularly described as follows: Commencing at the most easterly corner of said Lot 5 on the northeasterly line of said Big Bend Cove, said corner being South 38 degrees 17 minutes 00 seconds East 373.72 feet (survey), 371.41 feet (record), from the southeasterly line of Big Bend Road, 80 feet wide; thence along the southeasterly line of said Lot 5 South 51 degrees 43 minutes 00 seconds West 61.00 feet; thence along a line perpendicular to said southeasterly line of Lot 5, North 38 degrees 17 minutes 00 seconds West 2.00 feet to the true point of beginning of the strip of land herein described; thence continuing along a line perpendicular to the southeasterly line of said Lot 5, North 38 degrees 17 minutes 00 seconds West 3.00 feet; thence along a line parallel with and distant 5.00 feet northwesterly of said southeasterly line of Lot 5, South 51 degrees 43 minutes 00 seconds West 30.00 feet; thence along a line perpendicular to said southeasterly line of Lot 5, South 38 degrees 17 minutes 00 seconds East 3.00 feet; thence along a line parallel with and distant 2 feet northwesterly of said southeasterly line of Lot 5, North 51 degrees 43 minutes 00 seconds East 30.00 feet to the true point of beginning.
