HomeMy Public PortalAbout09487 O R D I N A N C E NO. 9487 AN ORDINANCE, vacating portions of the easements in a tract of land in Block 145 of Carondelet Commons South of the River des Peres, as recorded in Plat Book 295, Page 75, St. Louis County Recorder's Office, also being in Township 44 North, Range 6 East, St. Louis County, Missouri. WHEREAS, the owner of the subject property has requested this District to vacate the portions of subject easements, and this District has no further use for said portions, NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF TRUSTEES OF THE METROPOLITAN ST. LOUIS SEWER DISTRICT: Section One. The following described portions of easements are hereby vacated, to wit: Four parcels of land located in a tract of land in Block 145 of Carondelet Commons South of the River des Peres, as recorded in Plat Book 295, Page 75, St. Louis County Recorder's Office, also being in Township 44 North, Range 6 East, St. Louis County, Missouri, and being more particularly described as: Parcel 1 Beginning at the intersection of the southeast line of adjusted Lot "K" of the Boundary Adjustment Plat of the Ringer Subdivision, as recorded in Plat Book 323, Page 75 of the St. Louis County, Missouri Records, and the northwest right-of-way line of Ringer (variable width) Road as shown on the record plat of Ringer Subdivision, as recorded in Plat Book 295, Page 75 of the St. Louis County, Missouri Records; thence along a 10 foot wide easement, the southeasterly line described as, from said point of beginning, along said Ringer Road, South 36 degrees 13 minutes 57 seconds West 60.00 feet; thence along a curve to the right having a radius of 340.00 feet, a central angle of 55 degrees 35 minutes 20 seconds, an arc length of 150.52 feet, and a chord bearing South 48 degrees 54 minutes 56 seconds West to the northeasterly line of Peace Haven East as recorded in Plat Book 120, Page 74 of the St. Louis County, Missouri Records; thence along said northeasterly line, and also along a 7.5 foot wide easement the southwesterly line described as, along said northeasterly line of Peace Haven, North 54 degrees 37 minutes 52 seconds West 182.22 feet to the southwesterly line of a 15 foot wide easement; thence along said 15 foot wide easement, the southwesterly line of said easement described as, and also being the northeasterly line of Peace Lutheran Church as described 2 in Deed Book 8234, Page 586 of the St. Louis County, Missouri Records, North 54 degrees 37 minutes 52 seconds West 509.89 feet to the southeast corner of Lot 6 of Lexington Estates, as recorded in Plat Book 124, Page 34 of the St. Louis County, Missouri Records, and also the northwesterly line of a 10 foot wide easement; thence along said 10 foot wide easement the northwesterly line described as, and also being the southeasterly line of said Lexington Estates, North 36 degrees 11 minutes 29 seconds East, 204.93 feet to the northeasterly line of a 10 foot wide easement; thence along said 10 foot wide easement, the northeasterly line described as, South 54 degrees 38 minutes 58 seconds West 523.37 feet to the northwesterly line of the above-mentioned Lot "K". Parcel 2 Beginning at the northern most corner of Adjusted Lot "1" of Ringer Subdivision Boundary Adjustment Plat, as recorded in Plat Book 323, Page 75 of the St. Louis County, Missouri Records; thence along the centerline of a 10 foot wide easement described as, beginning at said northernmost corner of Adjusted Lot "1", South 32 degrees 45 minutes 02 seconds West 5.06 feet, along the southwest line of said Adjusted Lot "1"; thence South 16 degrees 43 minutes 07 seconds West 103.45 feet; thence South 69 degrees 32 minutes 02 seconds West 90.65 feet, along the northwest line of Lot "2" of Ringer Subdivision, as recorded in Plat Book 295, Page 75 of the St. Louis County, Missouri Records, to the northeasterly line of Peace Haven East as recorded in Plat Book 120, Page 74 of the St. Louis County, Missouri Records. Parcel 3 Beginning at the northern most corner of Lot "2" of Ringer Subdivision, as recorded in Plat Book 295, Page 75 of the St. Louis County, Missouri Records, said point also being the western most corner of Adjusted Lot "1" of Ringer Subdivision Boundary Adjustment Plat, as recorded in Plat Book 323, Page 75 of the St. Louis County, Missouri Records; thence along the northeast line of said Lot "2", said line also being the North line of a 5 foot wide easement and also the South line of a 7.5 foot wide easement described as, along said northeast line of Lot "2", South 54 degrees 38 minutes 58 seconds East 157.76 feet to the northwest line of Ringer (variable width) Road. Parcel 4 An easement as recorded in Deed Book 7361, Page 303, St. Louis County, Missouri Recorder's Office. The foregoing Ordinance was adopted February 9, 1995.
