AN ORDINANCE, authorizing the Executive Director and Secretary-Treasurer on
behalf of The Metropolitan St. Louis Sewer District to sell and convey to Amrut N. Patel and
Sita A. Patel, certain real property of the District located in St. Louis County, Missouri and
prescribing the terms of said transaction.
WHEREAS, the real property hereinafter described has been declared as surplus
pursuant to Resolution No. 2191, adopted August 10, 1995, and
WHEREAS, pursuant to Resolution No. 2016, adopted September 18, 1991, said
real property was appraised and publicly advertised for sale.
NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF TRUSTEES OF
THE METROPOLITAN ST. LOUIS SEWER DISTRICT:
Section One. The Executive Director and Secretary-Treasurer on behalf of The
Metropolitan St. Louis Sewer District are hereby authorized to sell and convey to Amrut N.
Patel and Sita A. Patel, certain real property of the District located in St. Louis County,
Missouri for the total sale price of One Hundred Seventy-seven Thousand Six Hundred and
One Dollars ($177,601.00), said real property being described as follows:
A tract of land being part of the Northwest Quarter of the Northwest Quarter of
Section 13, Township 44 North, Range 5 East, St. Louis County, Missouri and
being more particularly described as follows:
Beginning at the Northwest corner of said Northwest Quarter of the Northwest
Quarter being also a point on the South line of the Common Area of "Woodlyn
Crossing Plat Two," a subdivision according to the plat thereof recorded in Plat
Book 274 Pages 25 and 26 of the St. Louis County Records; thence
Eastwardly along the South line of said "Woodlyn Crossing Plat Two" South 87
degrees 27 minutes 25 seconds East 994.13 feet to a point on the West line
of Sulphur Springs Road as widened; thence Southwardly along said West line
the following courses and distances: Along a curve to the left whose radius
point bears South 27 degrees 09 minutes 01 seconds East 218.18 feet from
the last mentioned point, a distance of 116.24 feet, South 32 degrees 19
minutes 26 seconds West 41.09 feet along a curve to the left whose radius
point bears South 57 degrees 40 minutes 34 seconds East 344.62 feet from
the last mentioned point, a distance of 276.27 feet and South 13 degrees 36
minutes 31 seconds East 261.12 feet to a point on the North line of property
conveyed to Gerald R. Joyce trust as described in the deed recorded in Book
7858 Page 2060 of the St. Louis County Records; thence Westwardly along
said North line of the Joyce property South 85 degrees 28 minutes 41 seconds
West 940.01 feet to a point on the East line of property conveyed to Kirkwood
SNS Investments, Inc. as described in the deed recorded in Book 7103 page
1340 of the St. Louis County records North 02 degrees 31 minutes 1 second
East 750.24 feet to the point of beginning and containing 616,894 square feet,
or 14.162 acres.
Section Two. The Executive Director and Secretary-Treasurer are hereby
authorized on behalf of The Metropolitan St. Louis Sewer District to execute and deliver a
Special Warranty Deed and any and all other documents as approved by the office of the
General Counsel of the District as may be necessary to effect the sale and conveyance as
authorized in Section One above, and further to deposit the proceeds from said sale and
conveyance in the reserve for Real Property Purchase, Improvement and Alterations Account.
The foregoing Ordinance was adopted January 9, 1997.
