• Land Uses: promote community -serving uses
• Site Configuration: promote a pedestrian orientation and
efficient circulation through connectivity. Minimize parking
impacts.
• Development Intensity: promote small-scale retail and office.
Seek greater land use efficiency through improved FAR/lot
coverage/building height correlations.
• Building Massing: maintain a height and setbacks compatible
with existing "Village -scale" development.

District Purpose
Promote community -serving use .
Sec. 30-101
A. C - 1, Low -intensity Commercial
This district permits the development of land in a low
intensity manner, and the provision of uses that provide for
the sale of goods and products that are needed throughout
the entire Village.
The permitted uses shall provide goods and services
that primarily serve the residents of the Village.

No individual or multiple business entity(s) shall occupy more
than 10,000 sf. except for stores whose principal product is food
for off -premises consumption.
• Offices
No individual or multiple business entity(s) that are affiliated can
occupy more than 10,000 sq. ft. including medical offices*.
• Personal Service Uses
• Antique furniture that is at least 50 years old and the resale of jewelry,
art, and furs
• Restaurants
in shopping centers, retail uses and personal services shall occupy no less than 70% of the
ground floor area.
