AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, CHANGING,
AMENDING, AND MODIFYING THE ZONING MAP OF THE ZONING CODE OF
THE CITY OF JEFFERSON, BY REZONING 2.0 ACRES OF LAND
ADDRESSED AS 2106 JEFFERSON STREET AND 2003 AND 2007
SOUTHRIDGE DRIVE FROM C-1 NEIGHBORHOOD COMMERCIAL, RD
RESIDENTIAL DUPLEX AND RS-2 SINGLE FAMILY RESIDENTIAL TO PUD
PLANNED UNIT DEVELOPMENT AND APPROVING A PRELIMINARY PUD
PLAN FOR 14.4 ACRES OF PROPERTY.
WHEREAS, it appears that the procedures set forth in the zoning code relating
to zoning have in all matters been complied with.
NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF
JEFFERSON, MISSOURI, AS FOLLOWS:
Section 1. The following described real estate is rezoned from C-1
Neighborhood Commercial, RD Residential District and RS-2 Single Family
Residential to PUD Planned Unit Development:
2003 Southridqe Drive:
Part of the Southeast Quarter of the Northeast Quarter of Section 23,
Township 44 North, Range 12, Cole County, Missouri, more particularly
described as follows: From the southeast corner of the northeast quarter
of said Section 23; run thence north along the section line, 2079 1/2 links;
thence west parallel with the north line of said section; 187.6 feet to the
southerly right-of-way line of Cole County Route "C" and the point of
beginning for this description; thence southwestwardly along said
southerly right-of-way line, 130 feet; thence South 7 Degrees 12 Minutes
West, 162.7 feet; thence North 81 Degrees 40 Minutes East; 125 feet;
thence north parallel with the east boundary of said section, 209.75 feet to
the point of beginning.

southerly right-of-way line of Cole County Route "C"; thence
southwestwardly along said right-of-way line, 130 feet to the point of

of the northeast quarter of said Section 23, run thence north along the
section line 2079.5 links; thence west parallel to the north line of said
section, 187.6 feet to the southerly right of way line of Cole County Route
“C”; thence southwesterly along said right of way line, 130 feet to the point
of beginning; thence continuing along said right of way line 103.4 feet;
thence South 2 Degrees 11 Minutes East, 146.6 feet; thence North 81
Degrees 40 Minutes East, 101.1 feet; thence northwardly 162.7 feet to the
point of beginning.
Red Oak Drive (Rear of Property):
Part of the Southeast Quarter of the Northeast Quarter, Section 23,
Township 44 North, Range 12 West, in the City of Jefferson, Cole County,
Missouri, more particularly described as follows: From the northwesterly

Plat Book 11 page 840, Cole County Recorder’s Office, also being the
southwesterly corner of a tract of land as described in Book 441, page
131, Cole County Recorder’s Office, thence N04º58’08”E, along the
boundary of Oak Leaf Acres Section No. 1, also being t he westerly line of
said tract of land described in Book 441, page 131, 188.88 feet to the
northwesterly corner thereof; thence N88º30’34”E, along the northerly line

Section 3. Permitted Land Uses. Permitted uses for the property

transmission equipment storage/laydown yards. Signage and lighting shall
adhere to the requirements of the M-1 zoning district.
Section 4. Common Areas and Public Land. No common areas are
proposed and no lands are dedicated to public use with this PUD Plan.
Section 5. This ordinance shall be in full force and effect from and after its
passage and approval.
