DESIGN REVIEW BOARD
MINUTES
Tuesday, July 20, 2021
7:00 PM
Members Present: Jeff Doherty, Jeanette Thomson,Amy Ritterbusch, Sue-Ellen

Mr. Doherty called the meeting to order at 7:02 PM.Mr. Doherty read the remote
meeting script.
1.25 South Street - Sign Application - Creative Systems
Mr. Newman presented the proposed signs.
Ms. McNamara asked if the sign would be illuminated.Mr. Newman said no.
Mr. Doherty asked what the material would be. Mr.Newman said
polycarbonate (lexan).
The DRB had no additional comments.
Ms. McNamara moved to recommend approval of the sign as presented. Mr.
Maze seconded the motion. The Board voted unanimously to approve the
motion.
2.77 South Street (fka 0 South Street) - Minor Site Plan Follow-up - REC
Hopkinton
Ms. Sherry said this follow up is to inform the Board about the facade as
required in the Site Plan recommendation. Ms. Sherry presented the facade
renderings.
The bottom section will be stucco and the top to the roof line will be metal
paneling.
The colors are rendered closely to what is proposed.The stucco is a
gray/beige color. The aluminum is a gray/dark gray color.
The Board scrolled through the renderings. Mr. Doherty said the coloring
looks brown but confirmed it was gray. Ms. Sherry said the color is charcoal
gray. Ms. Sherry said the stucco is “smoked putty”.
Ms. Sherry said the lighting was presented with the site plan, but goosenecks
would be provided for entry doors, but some may be faux lighting.
Mr. Maze asked if the siding with ribbing is metal or some other material.
Ms. Sherry said it would be metal in the charcoal gray color.
Ms. Thomson asked if there was any other lighting proposed other than in
the site plan. Ms. Sherry said no. Ms. Sherry said tenants may look for a lit
sign, but that is unknown at this point.
Ms. McNamara asked if they designed a monument sign at the end of the
driveway. Ms. Sherry said they have not done so yet.She said they would
come back with those signs.
Ms. Ritterbusch asked to ensure the color names are memorialized in the
minutes.
Ms. Ritterbusch said the front is so stark and hopes signage will break up the
facade. Ms. Sherry said the building is industrial so it is not designed like
commercial buildings.
Mr. Doherty asked about landscaping around the building and parking lot.
Ms. Sherry said the landscaping was shown in the site plan, but there are
plantings in the parking lot and driveway entrance.There will also be stones
reused on-site.
Mr. Maze moved to approve the renderings as shown.Ms. Thomson
seconded the motion. The Board voted unanimously to approve the motion.
3.Minutes of June 15, 2021
Ms. McNamara moved to approve the minutes as written.Ms. Stoddard
seconded the motion. The Board voted unanimously to approve the motion.
Ms. McNamara discussed the issue with AllTown and the discussions that
happened at the ZBA. Ms. McNamara asked that the Board be informed if the
applicant is submitting an application for Special Permit or Variance. Mr. Gelcich
said that should not be a problem.
Ms. Stoddard moved to adjourn the meeting. Ms. Ritterbusch seconded the
motion. The Board voted unanimously to approve the motion. Meeting adjourned
at 7:59 PM.
