July 11, 2001 —Minutes
A meeting of the Site Plan Review Committee was called to order at 10:10 a.m. on July 11, 2001, in
Meeting Room C, Orleans Town Hall.
Departments Present); Bob Canning (Health); Ken Mayo (Fire); Chuck Medchill (Water); Ron
Wolanski (Planning).
Absent: Jennifer Wood (Conservation); Brian Harrison (Building);. Bob Bersin (Highway)
FORMAL REVIEW: Supply New England
Location: 26 Bay Ridge Lane
Description: Change of use of existing building from public utility to retail.
Brad Maylo (Coastal Engineering)presented the Formal Site Plan for review. He stated that they
have already been before the Cape Cod Commission due to the fact that they are over 10,000 square
feet. It was determined by the Cape Cod Commission that this does not trigger a Development of
Regional Impact Review.
Brad Maylo showed a plan with changes made from the informal site visits. There is increased
green space. Mr. Maylo stated that the storage fuel tanks will be removed and sold. The dumpsters
will be delineated. There will be lighting at the corners. Drainage calculations have been modified
and improved to meet more stringent Cape Cod Commission regulations, it will also be larger.
They will retain the 25-year storm requirements.
Comments:
Building: Need a special permit for a change of use over 2,500 square feet. Need to go
through Old King's Highway Historical District Commission for any exterior
changes.
Health: Existing septic is adequate. Septic tank needs to meet 200% capacity of daily
use.
Fire: Fuel pumps will be removed. Need to work with the Fire Department on fire
safety issues. Fire Department will meet with the Building Commissioner to
discuss requirements for sprinklers and pull stations.
Water: No water issues if no sprinklers are installed. There is a sprinkler line to the
building, but it has never been used. The sprinkler line should be shown on
the Site Plan. Water department needs good access to meters.
Planning: Need to put landscaping, location and types of plantings on the Site Plan.
Conservation: Will meet with Conservation Commission next Tuesday.

MOTION: On a motion by Bob Canning, seconded by Ken Mayo, the Board voted to approve
the Formal Site Plan for New England Supply with the conditions that the sprinkler line to the office
building is shown on the Site Plan, and that a landscaping plan be provided. The company must
also meet with the Fire Department and Building Commissioner and comply with their requirements
for fire protection.
VOTE: 4-0-0 The vote was unanimous.
Approval of Minutes of June 6, 2001
MOTION: On a motion by Bob Canning, seconded by Ken Mayo, the Board voted to approve
the minutes of June 6, 2001.
VOTE: 4-0-0 The vote was unanimous.
