AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, CHANGING,
AMENDING, AND MODIFYING THE ZONING MAP OF THE ZONING CODE OF
THE CITY OF JEFFERSON, BY REZONING 2.08 ACRES OF LAND
ADDRESSED AS 105 JAYCEE DRIVE FROM M-2 GENERAL INDUSTRIAL
AND RS-3 RESIDENTIAL TO C-1 NEIGHBORHOOD COMMERCIAL.
WHEREAS, It appears that the procedures set forth in the zoning code relating
to zoning have in all matters been complied with.
NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF
JEFFERSON, MISSOURI, AS FOLLOWS:
Section 1. The following described real estate is rezoned from M-2
General Industrial and RS-3 Residential to C-1 Neighborhood Commercial:
Rezoning from M-2 to C-1:
Part of the Northwest Fraction Quarter of Section 2, Township 44 North, Range
12 West, in the City of Jefferson, Missouri, more particularly described as follows:
From an iron rod at the southeast corner of Section 34, Township 45 North,
Range 12 West; thence S71°24'48"W, on a direct line, 221.26 feet to an iron rod
at the northeast corner of the first described tract in Book 432, page 454, Cole
County Recorder's Office, said northeasterly corner being N88°15'00"E, 1372.13
feet from the northwest corner of said Section 2; thence S5°40'00"E, along the
easterly line of said first described tract, 159.35 feet to the POINT OF
BEGINNING for this Zoning Line description; thence continuing S5°40'00"E,
along the easterly line of the first and second described tract in said Book 432,
page 454, 232.71 feet; thence N71°57'19"W, 363.40 feet to a point on the
westerly line of said second described tract, also being a point on the easterly
right-of-way line of Jaycee Drive; thence N5°12'26"W along the easterly right-of-
way line of said Jaycee Drive, 172.37 feet to the southwesterly corner of the
property described in Book 654, page 264, Cole County Recorder's Office:
thence S72°18'22"E, along the southerly line of the property described in Book
654, page 264, 203.77 feet, to the southeasterly corner of said property; thence
N86°18'52"E, 144.36 to the point of beginning. Containing 1.42 acres.
Rezoning from RS-3 to C-1:

southeasterly corner of the property described in Book 654, page 264, Cole
County Recorder's Office: thence N26°06'08"W, along the east line of the
property described in Book 654, page 264, 182.70 feet, to the northeasterly
corner of said property, also being a point on the southerly right-of-way line of
West Main Street; thence N88°57'37"E, along the southerly right-of-way line of
said West Main Street, 208.75 feet to the point of beginning. Containing 0.66
acres.
Section 2. This ordinance shall be in full force and effect from and after its
passage and approval.
