', ' Attorney Andrew Singer, Architect Sara Jane Potter, and Mr. and Mrs. Ryan were present Attorney Singer gave a brief overview; • Single family, 4 bedroom home • Built in the 60's • Would like to replace with a new dwelling with garage and sunroom • No change in use • All setbacks and height restriction conform to Brewster Bylaws • Approved by HDC and Conservation Commission • Reconfigure the driveway as per revised plans dated 7/22/13 ' • NO issue with drainage Board Questions • what is the square foot difference? Existing 1600', new is 2578' including garage • Mostly single floor, one wing has 2 stories • Fdotprint changing but stays conforming • No input from abutters • Public review by HDC and Cons Corn • Leaching fields done prior to these owners Open to Public Input • No one spoke to this issue Motion by Paul Kearney to Close to Public Input. Landreth will write a draft modification with clarifications • Taken care of all objections • Not comfortable with growth of dormer • Not encroaching on the eastern lot line MOTION' by John Nixon to GRANT the Modification of Special Permit 05-39 to enlarge the dormer on the east side of the house by approximately 10 feet, substitute a site plan and architectural drawings to reflect approved pillar foundation, and make minor cosmetic changes according to all plans* and documents presented. Tim Gainey (Builder) represented Ms. Pickering. Ms. Pickering and several abutters were present at the hearing Mr. Gainey gave a brief overview of the project; • This is condo form of ownership • All changed have been approved by Conservation and HDC and well as all owners • Not substantially detrimental to the neighborhood Questions • 1Q acre parcel with 6 buildings • Moving the house 100 feet • Culvert is under the road • Will more be done to support the sea wall? Condo has approval to maintain it as much as allowed • Conservation has requested replacement of plantings that have been removed or damaged in moving • Same septic system Open to Public Input • No one spoke to this issue Motion by Sarah Kemp to Close to Public Input. Second by Patricia Eggers. VOTE: 5-0-0 Final Thoughts • Makes sense, they have been through all necessary approvals • Check new flood plan as to the elevation; better to be done now than discover later • Approved by all MOTION by Leslie Erikson to Grant a Special Permit under MGL 40A and Brewster Bylaw 179-25 B to move a pre-exiting non-conforming dwelling as referenced by the materials provided.
