(b) No such use shall be located within
three-hundred (300') of any other property
used for church or religious services.
(c) All signage shall be approved by the Community
Development Department prior to installation.
(d) Setbacks
(1) In the residential zones, no building
shall be hereafter erected, structurally
altered or used for a school, church o
institution, or other similar use
permitted under this chapter, unless such
buildings are removed at least fifteen
(15') feet from every property line
in the R zone; except, this condition
does not apply to those boundaries of
adjacent properties that are occupied
by non-residential uses.
The front yard between the front of the
building and the street shall be used for
landscaping, sidewalks, or driveways.
(2) In the commercial zones, there shall be a
minimum required front setback of ten
(10') feet which shall be landscaped.
(e) A church steeple or bell tower may be extended
a maximum of 15$ above the building height
limit in the zone in which such use is located.
There shall be no floor space above the height
limit.
(f) Parking
(1) Not less than one parking space shall
be provided for each five permanently
fixed seats for every building used
in whole or in part for the gathering
of persons for worship.
(2) Every building used in whole
for the gathering of persons

g. Landscaping
The following shall be the minimum
requirements for the provision and maintenance
of landscaped areas:
(1) A landscape plan shall be submitted.
(2) All landscaped areas shall be provided
with irrigation capable of complete
coverage of the areas and designed to
minimize runoff and wasting of water.
Such system shall be maintained in a
fully operational condition.
(3) All landscaped areas shall be
landscaped with a mixture of ground
cover, shrubs and trees, and may
Include decorative rock, sculpture, and
walkways.
- (4) One-tree shall be provided for each
five (5) parking spaces. The trees
shall be of a species that provides a
broad canopy.
(5) All required landscaping materials shall
be not less than the following sizes:
(aa) Trees - at least fifteen gallon
(bb) Shrubs - at least five gallon
(cc) Ground cover - lawn shall be of sod
and shall cover the proposed area.
If adequate space to plant a fifteen
gallon tree is not available, three
five gallon shrubs may be substituted
for each tree, upon the approval of the
Community Development Director.
(6) All landscaped areas shall be maintained
in a neat and orderly condition and free
of weeds and litter.
(cc) Such lot and building site are in the
same ownership, or the owners of
the building sites have a common
ownership in such lot, and the
owners are entitled to the immediate
possession and use thereof.
Ownership of the off-site lot must

screened by a solid fence or wall not less
than six feet in height, except in the front
yard area of such residential lot, where the
fence or wall shall be four feet in height.

at all times without broken parts, holes,
or litter.
(j) An occupancy permit shall be issued by the
Community Development Department (Building
Division) prior to occupancy.
(k) Such other conditions as the Commission may
deem necessary to effect the purposes of
this ordinance.
(1) Existing churches, synagogues, temples or
other places used exclusively for religious
worship.
Any church, synagogue, temple or other place
used exclusively for religious worship which
was established and maintained at the date of
the adoption of the ordinance regulating such
uses may continue as a legal non-conforming
use, subject to the provisions of Section 25-15
of the Lynwood Municipal Code.
Section 6. Section 25-14.6 a 3 (k) shall be added to read
as follows:
"(k) Churches, synagogues, temples or other
places used exclusively for religious
worship including customary, incidental
educational and social activities in
conjunction therewith; in accordance with
Section 25-9.1 herein."
Section 7. Section 25-14.6 h shall be amended to read
as follows:
"6. Churches, synagogues, temples or other
places used exclusively for religious
worship including customary, incidental
educational and social activities in
conjunction therewith; in accordance
with Section 25-9.1 herein."
Section 8. SEVERABILITY. If any section, subsection,
subdivision, sentence, clause, phrase, or portion of this ordinance, or
the application thereof to any person or place, is for any reason held
to be invalid or unconstitutional by the decision of any court of
competent jurisdiction, such decision shall not affect the validity of
the remaining portions of this ordinance or its application to other
persons or places. The City Council hereby declares that it would
have adopted this ordinance, and each section, subsection, subdivision,
sentence, clause, phrase, or portion thereof, irrespective of the fact
that any one or more sections, subsections, subdivisions, sentences,
clauses, phrases, or portions, or the application thereof to any
person or place, be declared invalid or unconstitutional.
First read at a regular meeting of the City Council of said city
held on the 3rd day of, June ,1986, and
finally ordered published at a regular meeting of said Council held
on the 17th day of June ,1986.
