AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, APPROVING A
PRELIMINARY PUD PLAN FOR PROPERTY ADDRESSED AS 3410
SHERMANS HOLLOW.
WHEREAS, It appears that the procedures set forth in the zoning code relating
to zoning have in all matters been complied with.
NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF
JEFFERSON, MISSOURI, AS FOLLOWS:
Section 1 . The Preliminary PUD Plan, on file as Case No. P18023 in the
Jefferson City Planning Division, is hereby approved for the following described
real estate: Lot 54 of Westpoint Estates Section Four, Plat Book 12, Page 67,
Cole County Recorder's Office, Cole County, Missouri.
Section 2. Permitted Land Uses. Permitted uses for the property shall be
limited to residential duplexes.
Section 3. Common Areas and Public Land. No common areas are
proposed and no lands are dedicated to public use with this PUD Plan.
Section 4. This ordinance shall be in full force and effect from and after its
passage and approval.

RE: Shermans Hollow Duplexes
Paul:
I reviewed the covenants for Westpoint Development Homeowner Association. We are, in most cases, more
restrictive than the covenants. Items we may include in our rules that we have not addressed in the past are:
1) Garage doors to remain closed
2) Trash containers to be kept in garage
Items in our Rules & Regulations that are not addressed in the association covenants are:
1) The number of occupants is not to exceed 2/bedroom. (Exception made for newborn)
2) Noise restrictions (No loud noises after 10:30 PM)
3) Vehicles must be maintained and flat tires repaired and not up on blocks.
4) Electrical service must be maintained.
5) Tenant personal property must not extend beyond the patio and no outbuilding permitted.
6) Restrictions on placement of satellite dishes (additional deposit required)
7) Tenant must have liability insurance, including liability for pets.
8) Any pets or emotional support animals must be registered with the office and include shot records
and a photo. No more than 2 pets allowed. Restrictions on dangerous animals or breeds.
9) All occupants must be listed on lease and guests must register with the office if staying more than 7
days.
I highly value curb appeal of these duplexes and will see that they reflect the quality and design of the
neighboring condo units.
