WHEREAS, It appears that the procedures set forth in the zoning code relating to zoning have in all matters been complied with. NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF JEFFERSON, MISSOURI, AS FOLLOWS: Section 1. The following described real estate is rezoned from RU Rural to C-2 General Commercial: Part of the East Half of the Southeast Quarter of Section 22, Township 44 North, Range 12 West, in the City of Jefferson, Cole County, Missouri, being more particularly described as follows: From the southeast corner of said Section 22; thence S80°50'41"W, along the southerly line of said Section 22, 1130.42 feet to a point on the easterly right-of-way line of Missouri Route CC; thence along the easterly right-of-way line of Missouri Route CC the following courses: northerly on a curve to the left having a radius of 602.72 feet, an arc distance of 184.88 feet (Ch=N8°35'32"W, 184.15 feet); thence N17°22'47"W, 286.20 feet; thence northerly on a curve to the right having a radius of 851.90 feet, an arc distance of 527.83 feet (Ch=NO°22'13"E, 519.43 feet); thence N17°54'12"E, 1.55 feet to the most westerly corner of the property described in Book 586, page 797, Cole County Recorder's Office; thence S72°02'14"E, along the southwesterly line of said property described in Book 586, page 797, 522.60 feet to the most southerly corner thereof and the POINT OF BEGINNING for this description; thence S13°43'44"E, 193.52 feet; thence N76°16'16"E, 35.53 feet to the southwesterly corner of the property described in Book 623, page 424, Cole County Recorder's Office; thence along the boundary of said property described in Book 623, page 424 the following courses: N13°43'44"W, 536.14 feet; thence N40°05'54"W, 80.00 feet; thence N16°28'49"W, 176.22 feet; thence N23°47'19"W, 257.20 feet; thence N36°00'19"W, 138.94 feet; thence S71°10'46"W, 101.36 feet to a point on the easterly Missouri Route C and Missouri Route CC connection right-of-way line; thence along said connection right-of-way line the following courses: S21°17'58"E, 89.19 feet; thence southerly on a curve to the right having a radius of 533.35 feet, an arc distance of 375.76 feet (Ch=S2°20'41"E, 368.04 feet); thence S50°25'34"W, 46.42 feet to a point on the easterly right-of-way line of Missouri Route CC; thence leaving said connection right-of- way line, S17°54'12"W, along the easterly right-of-way line of Missouri Route CC, 49.49 feet to the northwesterly corner of the property described in Book 586, page 797; thence along the boundary of said property described in Book 586, page 797 the following courses: N74°05'26"E, 295.02 feet; thence S15°54'34"E, 50.00 feet; thence S40°05'54"E, 87.64 feet; thence S13°43'44"E, 334.30 feet to the point of beginning.
