ORDINANCE N0. 1158
AN ORDINANCE OF THE CITY COUNCIL OF THE
CITY OF LYtlWOOD AMENDING THE ZONING ORDI-
NANCE, ORDINANCE N0. 570, TO MODIFY THE RE-
QUIREMENT FOR DISTANCE BETWEEN MAIN AND
DETACHED ACCESSORY STRUCTURES, TO MODIFY
THE SIDE YARD REQUIREMENTS AS APPLIED TO
SUBSTANDARD-SIZED LOTS, TO GRANT AUTHORITY
TO THE PLANNING DIRECTOR TO PERMIT MINOR
ADOUSTMENT OF THE MINIMUM DWELLING WIDTH
REQUIREMENT, AND TO ESTABLISH A CITY
POLICY CONCERNING SUBSTANDARD-SIZED LOTS.
The City Council of the City of Lynwood DOES HEREBY OR-
DAIN as follows:
SECTION 1. Section 4.04-A, numbers 13 and 14 of the Zon-
ing Ordinance is amended to read as follows:
13. Distance between R-1 R-2 R-3

14. Distance between
buildings where 5' S' S'
one (1) or more
exceeds fifteen (15)
feet in height.
SECTION 2. Section 4.04-B is amended to add Special
Requirement Number 16 to read as follows:
16. In regard to substandard-sized lots (lots which exhibit
less than the minimum required area or width as re-
quired in Section 4.04-A , such lots shall be deemed
to have complied with said minimum lot area or width
requirements if such lot is recorded as legal lots
with the County Recorder prior to the effective date
of this section. All other applicable development
standards shall be met. In addition, side yards of
three (3) feet shall be permitted for legal lots,
twenty five (25) feet in width, provided that build-
ing eaves shall not pro,lect more than two and one-
half (2$) feet into a required side yard.
SECTION 3. Section 4.05-E (1) is amended to read as
follows:
1. Porches, steps, architectural features, such as
eaves, awnings, chimneys, stairways, wing walls or
bay windows, may profect not more than four (4) feet
into any required front or rear yard area, nor into
more than one half (~) o'f the width of any side yard
five (5) feet wide or greater.
SECTION 4. Section 25-27.1 is amended to add Subsection
K to read as follows:
K. A decrease of not more than ten (10) percent of the
required dwelling width.
SECTION 5. Severability. If any section, subsection,
subdivision, sentence, clause, phrase or portion of this ordinance,
or the application thereof to any person or place, is for any reason
held to be invalid or unconstitutional by the decision of any court
of competent jurisdiction, such decision shall not affect the vali-
dity of the remaining portions of this ordinance or its application
to other persons or places. The City Council hereby declares that
it would have adopted this ordinance, and each section, subsection,
subdivision, sentence, clause, phrase or portion thereof irrespective
of the fact that any one or more sections, subsections, sentences,
clauses, phrases, or portions, or the application thereof to any per-
son or place, be declared invalid or unconstitutional.
SECTION 6. The City Clerk is hereby ordered and directed
to certify to the passage of this ordinance and to cause the same to
be published once in the Lynwood Press, a newspaper of general cir-
culation, printed, published and circulated in the City of Lynwood.
First read at a regular meeting of the City Council of said
City held on the 2nd day of March 1982, and finally
ordered published at a regular meeting of said Council held on the
