HomeMy Public PortalAbout2014 0408 MinutesRiverdale Planning and Zoning Commission Minutes from April 08, 2014 Page 1 Riverdale Planning & Zoning Commission Meeting Meeting Minutes 6:30 PM April 08, 2014 Committee Members: Montie Gauss^, Craig Clark, Dennis Stolk, Heather Wren*, Nancy Ulrich Published Agenda: - Election of Officers, Clarification of questions from Council concerning Planning and Zoning Code Meeting was called to order at 6:30 PM in Riverdale City Hall. As this was the first meeting of the year, officers were elected as follows: Montie Gauss, Chairman and Dennis Stolk, Vice Chairman. Mayor Sonya Paddock had returned the most recently updated zoning ordinances with some questions for the commission. The committee reviewed these questions as follows and made the following recommendations. • P08 - Section 21.B refers to building official in two places, who should that be. Recommendation is Zoning Inspector or Designate. • P36 - The Section 61.A.6 references to Section 15 are wrong, what should they be? They should be 61A.2, 61A.3, 61A.4, and 61A.5. • P71 - Section 65.A.4.3.m and n refer to the community development director, who should that be? This should be the City Engineer • P76 - Section 65.A.8.2 references the city planner, who should that be? This should be Zoning Inspector of Designate. • P77 - Section 72 is labeled incorrectly, it should be Section 71. • P85 - Section 122 refers to County Building Inspector in one place and Building Inspector in another. Should they both be County Building Inspector? Or should it be County and Riverdale Building Inspector? Both places should read Zoning Inspector. • P88 - Section 128 has been added and was not on the copy we used last time. It has three references to building official, who should that be? It should be county building inspector or designate. • P94 - Section 160 is all about Building Inspector, who should that be? All references should be replaced by Zoning Inspector, including in the Table of Contents for Article XVI, Section 160. • On the third page of the table of contents, Article XIII: Board of Adjustment should read Article XII: Board of Adjustment • P96 - The last sentence on the page references the Planning Commission, who should that be? In the third line of Section 181, the sixth line, and the last line, Planning Commission should be replaced with Planning and Zoning Commission. • We discussed that a Fee Table was needed for page 89 and that fees are referred to on page 04. Gauss agreed to get some comparative data and we will address at a future meeting. Riverdale Planning and Zoning Commission Minutes from April 08, 2014 Page 2 • Updates to the zoning map that Mayor Paddock had asked about, were also discussed. The commission agreed that the small triangle of land by Belmont Avenue and Valley Road be designated R-2 just as is the adjacent area. The commission asked for further clarification of why the small R-2 area at the southwestern edge of Riverdale should be redesignated R-1. They also requested further information why the road north of the tank farm in Southern Riverdale should be designated M-2. Gauss agreed to obtain further information and add this to a future agenda. Montie informed the commission that Brenny's had received a 90 day extension to complete their landscaping plan due to the inclement weather and if needed he would send a reminder letter to them of their due date. Gauss also informed the commission that Mayor Paddock has requested that we review the fence height ordinance at a future meeting. The next meeting of the Planning and Zoning Commission was set for May 27th at 6:30 PM at City Hall.
