The commission set a primary and an alternate date for public hearings on changes to the Riverdale Zoning Map. The primary date is September 23, 2014 at 6:30 PM and the alternate date is October 09 at 6:30 PM. Gauss will communicate with the City Clerk to ensure that proper notice is given to the public. The agenda for the public hearing will be to review the changes to the Riverdale Zoning Map. No responses from the council on the Zoning Ordinance have been received other than the need to hold public hearings on the changes to the zoning map. The commission discussed fence heights for back yards. Neighboring communities maximum heights are as follows: Davenport is eight feet; Bettendorf is six feet; Rock Island is six feet; and Moline is six feet. Riverdale's maximum fence height is currently at five feet unless it is around a pool and then it is a maximum of six feet. The commission unanimously approved a change to make rear yard maximum fence height a maximum of six feet in Riverdale. Section 35.01's second sentence as revised will read, "Fences developed within the side or rear yards may be constructed to a height not to exceed six (6) feet." Gauss will make the appropriate changes to the code and forward to the City Clerk. No further updates on Brenny's have been received. The commission discussed maximum garage door heights. Section 41.07 last sentence currently reads, "Doorways on any private garage shall not exceed a height of nine (9) feet." This language can cause a problem for housing specialized vehicles to transport disabled individuals. Also, the Board of Adjustment is not able to grant variances to r emedy this situation. The commission unanimously voted to add the following to the last sentence above, "unless additional height is required to house an ADA (Americans with Disabilities Act) compliant vehicle." Gauss will make appropriate changes to the code and forward to the City Clerk.
