The purpose of the request is to implement the recommendations of the Historic Southside Old Munichburg Neighborhood Plan and rezone a predominately single family residential neighborhood from its existing multifamily zoning to single family zoning. The area is generally described as a portion of the area South of Dunklin Street, East of Highway 54 and West of Jefferson Street in Jefferson City, Missouri. Jefferson City Planning & Zoning Commission Special Meeting August 28, 2018 Case No. P18022 City Staff Southside Neighborhood Rezoning Rezoning from RA -2 to RS -4 Staff Initiated Rezoning Case No: P18022 - Southside Neighborhood Rezoning Rezoning from RA -2 Multi -Family Residential to RS -4 Single Family Residential City Staff are proposing a rezoning of portions of the Southside Neighborhood, as shown on the map below, from RA -2 Multi -Family Residential to RS -4 Single Family Residential. This rezoning is a recommendation of the recently adopted Old Munichburg / Historic Southside Neighborhood Plan The rezoning proposal consists of 41 acres and contains 139 properties. The majority of the properties consist of single family residential homes. The purpose of the rezoning is to downzone the area in order to protect the predominately single family residential nature of the neighborhood and prevent any further conversions of existing homes to multiple units or construction of apartment buildings. Many properties have buildings that are currently multiple unit residential uses, and this rezoning would not affect the continued use of those "grandfathered" structures as multi -family residential uses, but would have an effect on the ability of those structures to be rebuilt. City staff are hosting an informational session to answer questions about the proposal prior to formal presentation and public hearing before the Jefferson City Planning and Zoning Commission.
