PROVIDING FOR A COMMUNITY FACILITIES
(CF) ZONE.
The City Council of the City of Lynwood hereby does ordain
as follows:
SECTION 1• Section 3.0 of Ordinance No. 570, the Zoning
Ordinance of the City of Lynwood hereby is amended to read as
follows:
SECTION 3.00 CLASSES OF USES
There ar.e hereby confirmed and established
in the City of Lynwood the fol.towing classes
of zoning d.istri-cts which are hereby designated
and shall be known as follows:
R-1
R_2 One family zone,
R_3 Two family zone,
P-1 Multiple fami.ty zone
CII-1 Automobile parking zone
C_2 ,
P1ann~ing business zone
C-2-a ,
Li-ght commercial zone,
_3 P~ledium commercial zone,
~ ~ Heavy commercial zone,
CF Manufacturing zone,
Community facilities zone
Said classifications of zoning districts are
shown and delineated on the Zoning Map of the
City of Lynwood, a copy of which is on file
in the Office of the City Clerk, and which is
incorporated herein and made a part hereof by
this reference. (939)
SEC'C_ I- 0_ N z. Chapter XI hereby is added to Ordinance No.
570, the Zoning Ordinance of the City of Lynwood, to read as
follows:
CHAPTER XI
SECTION 11.00
PURPOSE
The Community Facilities 7,one is a land use
classification which in part, assists in the
implementation of the land use and open space
e]-ements of the General Plan. The zone is in-
tended to provide adequate space fo.r community
Eaci].i.tics of ar~ublic or quasi-public nature
in locations best suited to serve the need s. of

the community, to protect such lands from intru-
sion by other uses and to set forth those develop-
ment standards necessary to insure that such uses
will be compatible with surrounding land uses.
SECTION 11.01 PRINCIPAL PERMITTED USES
The following a're the principal permitted uses in
the CF Zone:
1. City, county, or state or federal facilities,
buildings, and grounds;
2. Public educational facil.i.ties (including
administrative offices) and private educational
facilities offering full curricula as required
by State Law;
3. Churches; church schools and religious
facilities;
4. Flistorical landmarks; and
5. Public or private parks and recreational
facilities.
SECTION 11.02 ACCESSORY USES
Accessory uses permitted in the CF Zone are
residential. quarters incidental to any of the
above principal uses.
SECTION 11.03 CONDITIONAL USES
The fol.lowi.ng uses are permitted in the CF Zone
providing that a Conditional Use Permit has
first been approved:
1. Cemeteries, crematories, mausoleums and
columbariums;
2. Public utilities facilities;
3. Public transportation facilities; and
4. Hospitals.
SECTION 11.04 PROPERTY DEVELOPMENT STANDARDS
:Phe following property development standards
shall. apply in the CF Zone:
(a) Lot Area. No established minimum.
(b) Lot Dimensions. No established minimum.
(c) Population Density. Residential quarters
for one family unit.

(d) [3uilding Fleight. No build].ngs or structures
erected in the CF 'Lone shall have a height
greater'than seventy-five (75) feet.
(e) Front Yard. Property in the CF lone shall
have a front yard ~f not .Less than the
required front yards of the adjoining, prop-
erties. Where the required yards of adjoin-
ing properties are different, the rnore
r.estri_ct.ive of set backs shall apply and i.n
no case shall the front set back be less than
twenty (20) feet.
(£) Side Yard. None required, except where a side
lot= line adjo.i.ns a residen tial zone, in which
case a side yard of not less than twenty (20)
.feet shal]. be' required, or. except where a side
lot line adjoins a ded:i.cated street, in which
case a side yard of. not less than twenty (20)
feet shall be required.
(g) Rear Yard. None required, except where a rear
lot line adjoins a residential or a dedicated
street in which case a r.car yard of not~less
than twenty (20) feet shall be required.
(h) Fermi.tted Fences, Fledges and [lolls. Ponces,
hedges and ~~~alls shall be permitted except
that in a r.equi.red front yard or. required side
or rear yard where adjoin.inq a dedicated
street, the height shall not exceed three and
one-half (3-1/2) feet.
(i) Requir.ed S~'ences or walls. On Chose sides of
properC-y in the CF Zone which adjoin a resi-
dential zone, a solid masonar.y wall no t_ .less
than six (6) feet in height nor less than
eight- (E3) i_nches i.n thi_ckness sha1.1 be built
and maintained along the side and rear property
lines adjoining said residential zones except .
that said wall shall be reduced to three and

(j) Open Storage and Outdoor. Uses. The open
storage of. materials, producCs and equipment
shall. be complete ].y concealed from view from
streets and adjoining propcrL-y by an architec-
tural barrier approved by the Director of
Planning.
SFSCTION 3. Severabil.ity. If any section, subsection,
subdivision, sentence, clause, phrase, or portion of this ordi.n-
ance, or the application thereof to any person or place, is for any
reason held to be invalid or unconstitutional by the decis.i_on of
any court of competent jurisdiction, such decision sha.l.l not affecl-
the validity of the remaining portions of this ordinance or its

application to other persons or places. The City Council hereby
declares that it would have adopted this ordinance, and each
section, subsection,subdivision, sentence, clause, phrase or por-
tion thereof, irrespective of the fact that any one or more
sections, subsections, subdivisions, senCences, clauses, phrases
or portions, or the application thereof. to any person or place,
be declared invalid or unconstitutional.
First read at a regular meeting of the City Council of
said City held on the 6th clay of Decernbe,r, 1977, and finally
ordered published at a regular meeting of said Council held on
the 20th day of APcember,1977.
