ORDINANCE NO. 15582,
AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, CHANGING,
AMENDING, AND MODIFYING THE ZONING MAP OF THE ZONING CODE OF THE
CITY OF JEFFERSON, BY REZONING 8.49 ACRES OF LAND LOCATED AT 311 AND
320 HOOVER ROAD FROM PUD PLANNED UNIT DEVELOPMENT TO M-1 LIGHT
INDUSTRIAL.
WHEREAS, It appears that the procedures set forth in the zoning code relating to zoning
have in all matters been complied with.
NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF
JEFFERSON, MISSOURI, AS FOLLOWS:
Section 1. The following described real estate is rezoned from PUD Planned Unit
Development to M-1 Light Industrial: Part of Tract 5-B of the Parcel Division recorded in
Survey Record Book B, page 105, Cole County Recorder's Office, said Tract 5-B being
part of LOT 5 of CHERRY CREEK - SECTION 1, as per plat of record in Plat Book 12,
page 497, Cole County Recorder's Office, City of Jefferson, Cole County, Missouri,
being more particularly described as follows: BEGINNING at the Southwest Corner of
said Tract 5-B; thence N84°13'47"E, along the southerly boundary of said Tract 5-B,
134.62 feet to a point on the westerly right of way line of Hoover Road; thence along
said westerly right-of-way line, northerly, on a curve to the right having a radius of 65.00
feet, an arc distance of 151.75 feet (Ch=N 1°24'05"W, 119.56 feet); thence N6°06'21"W,
78.46 feet; thence S83°09'21"W, 144.43 feet to the westerly boundary of said Tract 5-B;
thence S06°06'21"E along the westerly boundary of said Tract 5-B, 194.97 feet to the
POINT OF BEGINNING. Containing 24,362 Square Feet (0.56 acres). The above
described tract being Tract 5-B1 of the Parcel Division recorded in Survey Record Book
B, page 253, Cole County Recorder's Office, AND; Part of Tract 5-B of the Parcel
Division recorded in Survey Record Book B, page 105, Cole County Recorder's Office,
said Tract 5-B being part of LOT 5 of CHERRY CREEK - SECTION 1, as per plat of
record in Plat Book 12, page 497, Cole County Recorder's Office, City of Jefferson, Cole
County, Missouri, being more particularly described as follows: From the Northeast
Corner of said LOT 5; thence S5°46'13"E, along the easterly line of said LOT 5, 408.52
feet to the northeasterly corner of said Tract 5-B; thence along the boundary of said
Tract 5-B the following courses: S83°53'39"W, 172.03 feet; thence S61°30'18"W,
177.21 feet; thence S83°53'39"W, 165.07 feet; thence S6°06'21"E, 244.04 feet to the
POINT OF BEGINNING for this description; thence S6°06'21"E, 574.84 feet; thence
leaving the boundary of said Tract 5-B, N83°09'21"E, 144.43 feet; thence S6°06'21"E,
78.46 feet to a point on the right-of-way line of Hoover Road, also being a point on the
boundary of said Tract 5-B; thence along the boundary of said Tract 5-B the following
courses: along said right-of-way line of Hoover Road, on a curve to the right having a
radius of 65.00 feet, an arc distance of 194.29 feet (Ch=S28°53'16"E, 129.62 feet);
thence N84°13'47"E, 300.00 feet; thence N5°46'13"W, 772.72 feet; thence leaving the
boundary of said Tract 5-B, S83°53'39"W, 499.13 feet to the point of beginning.
Containing 7.94 acres. The above described tract being Tract 5-B2 of the Parcel
Division recorded in Survey Record Book B, page 253, Cole County Recorder's Office.
Containing in all 8.49 acres, more or less.
Section 2. This ordinance shall be in full force and effect from and after its
passage and approval.
