So, Mary Fran is wondering how building permit process works.
1. The Builder will seek a building permit from the Scott County Planning and Zoning. Scott County will send the
builder to us.
2. We hand the attachment to builder. The builder is responsible to us for three things
1. Sanitary sewer permit 25 bucks
2. Driveway permit 10 buck
3. Current SWPP more than likely before Christmas a COSESCO permit
4. And a Site Plan--- the most important. Do not OK Site plan until permits are taken out.
The last thing the City will see is a Certificate of Occupancy for the project.

CITY OF RIVERDALE REQUIREMENTS FOR A CERTIFICATE OF OCCUPANCY
1. Sewer lateral inspection completed by the City at the time of installation and
sewer lateral drawing must be submitted by a plumber to Riverdale Maintenance
Department.
2. Driveway Approach inspected
3. Sidewalk inspected (if sidewalk is required)
4. Tentative landscaping plan submitted along with sod installed- A Temporary CO
can be issued, if warranted.
5. Water meter installed by Iowa -American Water Company
6. Address numbers on house/building
Until all the above items have been completed the City of Riverdale will not release the
house/building for occupancy.
In addition, to the requirements for a CO this packet contains a sample site plan that
must be approved by the City of Riverdale before the Scott Planning & Zoning will issue
a building permit.

INSPECTIONS
Before the concrete is poured, the completed framework shall be made accessible to the building
department for their inspection for compliance with the city standard specifications. Call in inspection
request at least twenty-four (24) hours in advance. For inspections, call the City of Riverdale, Iowa,
Maintenance Department, at (563) 949-0464.

TERMS
1. COSESCO permits are valid for one (1) year from the date of issue. If final stabilization is not achieved as
defined by the IDNR in their General Permit #2, the permit must be renewed. Operating without a valid
permit is a violation and will result in a stop work order and associated penalties.
2. This permit must be approved prior to any land disturbing activity.
3. The controls indicated on the SWPP must be in-place, maintained, and any changes recorded.
4. The applicant assumes all responsibility for the SWPP and amendments and will certify the SWPP complies
with all requirements of the COSESCO ordinance.

5. The applicant agrees to pay all fees associated with this permit.
