Way, Map 37 Lot 20(previously M 2 Lot 73 in the RM zoning district. The applicant seeks a Special Permit under
MGL-40A'9 and Brewster Bylaw 176-6 to construct an addition to a single family home within the Wetlands
Conservancy District.

14-04 Cape Cod Bible Alliance(represented by Tarja McGrail (Coastal Engineering),3580 Main Street, Map 126
Lot 87, 8$ + 89 (previously M 28+29 L 35-1, 14 + 16) in the RM zoning district. The applicant seeks an Appeal
of the Zoning Agents decision and or a Dimensional Variance under MGL 40 A and Brewster Bylaw 179, section 8 +
15, Table 2 + 3 for reconstruction of the Cape Cod Bible Alliance Church exceeding lot coverage, side setback and
height restrictions.

Mr. John Bologna and Ms. Tarja McGrail (Coastal Engineering) gave the project overview with a PowerPoint
presentation.
• Met with Zoning Agent and most departments
• Religious facility allowed some exemptions
• Fire (arson) in 2012 fully destroyed the church
• Main lot is 1.6 acres, purchased in 1980
• Additional parcel purchased, 2nd parcel just recently acquired for parking
• Family School to the west, access to state park in the back, Larino's to the east.
• Church has access off the right of way
• When designing this building they reviewed the church needs; everything on one level (sanctuary in
the back and fellowship hall in the front),and offices, basement; classrooms and youth ministry
• Septic in good condition (same population)
• 123 parking spaces proposed
• Plan reviewed by the fire department; 12 inch water main along 6A and several fire hydrants
• Central church entrance under canopy
• Frpnt yard setback is minor encroachment (original foundation)
Requests;
• Maximum lot coverage of 25%, with canopy is 30% but including all 3 parcels it totals about 16%
• Building setback; from drop off canopy to access road is less than required amount by 5 feet
• Building height; slope of the roof is less than original due to the widening of the building by 6 feet.
Steeple is over height requirement (waived for churches)
Questio s from the Board
• S'adium seating? YES with ramps
• T The right of way is paved. Grade will change
• Sggest"parking parcels" should stay with the church (not to be sold off separately)
• Member of the Board feels asking for the wrong relief; Zoning Agent did not err but a Dimensional
Variance should be requested
• Reasonable regulations
• Outside letter of zoning

• Dan Guertin- abutter- more green space for parking area (Planning Board issue). Concern about
restriction of joining 2 properties

14-05 Cape Cod Museum of Natural History, 869 Main Street, Map 27 Lot 04 (previously M 20 L 6) in the
RM zoning district. The applicant seeks a extension of previous (08-13 and 09-12) Variances under MGL 40A-9
and Brewster Bylaw 179-19 and 20.5 E (5) for three years (through 2016) for banner signs advertising Museum
events as!previously approved.
