• purchased in 2001
• Main House and Brook House have kitchens
• Pond House and Bunk House have been redone with permits
• Last to be done is the Barn
• proposed no increase in size on the same footprint
• Old Kings Highway Committee has approved this design
• only change is to the roof line; adding a dormer to look out at the pond and increase head room in loft
• Currently; 2 bedrooms and hallway type kitchen. It will remain in the same location
• Trying to prove existence of kitchen has been a problem/not definitive
• building is non-conforming pre-existing
• not detrimental to the neighborhood
• 1971 previous assessors card lists kitchen but no date/no building permit in 1971 (sink and appliances have been
replaced)
• Provision 25.7 + 8 allows for 10 years
Discussion by the Board
• All 5 buildings were built before 1960
• Largest is the main house
• All have stone foundations
• All 4 others have building permits
• Pond House and Bunk House were enlarged or footprint changed
• Barn has been actively used
Further Discussion regarding SP vs Variance
• Satisfied with Special Permit
• Building has been there for quite a while
• not detrimental
• Kitchen has been in the Barn since the 60's (Bruce MacGregor recalled this)
• All members defer to Bruce's recollection
MOTION by John Nixon to hear this as a Special Permit NOT a Variance
