ADDENDUM
THIS ADDENDUM, (Number 1 to Contract No. 74-2012) is made and entered into this
l day of S (,,rye, , 2014, by and between FlightMaster Aviation Services Inc.,
603 Elm Drive, Centerville, Indiana, 47330 ("Lessee"), and the City of Richmond, Indiana, a
municipal corporation acting through its Board of Aviation Commissioners with its office at 50
North 5t' Street, Richmond, Indiana, ("Lessor").
WHEREAS, Lessor and Lessee entered into a Lease Agreement ("Contract No. 74-2012") on
June 14, 2012; and
WHEREAS, The parties wish to exercise the option to renew the lease for the additional one
year period as set forth within Section 5.01 of said of Contract No. 74-2012; and
WHEREAS, The parties wish to modify Contract No. 74-2012 to provide that security lights
are to be used during the nighttime hours.
NOW, THEREFORE, in consideration of the mutual promises and covenants herein contained,
including the above stated recitals, City and Contractor hereby agree as follows:
The Lessor and Lessee executed and entered into Contract No. 74-2012, on June
14, 2012. Pursuant to Contract No. 74-2012, Section 16.01 (Modification of
Agreement) the parties may modify the Lease Agreement and any modification or
agreement shall be in writing. Additionally, Section 5.01 allows an additional one
(1) year option to renew the Lease Agreement upon written notice by Lessee to
Lessor thirty (30) days prior to the Original termination date.
2. The parties wish to modify the Lease Agreement to add the following sections
and language to Contract No. 74-2012:
7.06 It is understood and agreed by the Lessee and Lessor that Lessee
shall operate security lights during the nighttime hours on the Premises,
provided that Lessor shall reimburse Lessee for the additional electricity
costs incurred and invoiced to Lessee over and above Lessee's regular
electricity utility usage.
13.02 Notwithstanding the above Section 13.01, and as set forth in
Section 7.06, Lessor shall reimburse Lessee for any additional electricity
costs incurred and invoiced to Lessee over and above Lessee's regular
electricity utility usage as the result of the obligation of Lessee to operate
security lights on the Premises during the nighttime hours as required by
the Lessor.

3. On April 22, 2014, the Lessee, pursuant to Section 5.05 of the Lease Agreement,
notified the Lessor of Lessee's wish to exercise the option to renew Contract 74-
2012 for an additional one (1) year period (said notification is attached to this
Addendum as "Exhibit A"), and the parties exercise this option pursuant to this
Addendum and the current monthly rental sum as set forth within said Lease
Agreement shall remain the same for the additional one (1) year period.
4. City and Contractor expressly agree that all other terms, conditions, and
covenants contained in Contract No. 74-2012, shall be applicable to the Lessee's
use of the Premises during the additional one (1) year renewal, unless such term,
condition or covenant conflicts with this Addendum Number 1, in which case this
Addendum Number 1 shall be controlling.
5. Both parties hereby agree that with the exception of the extension of the contract
date of termination pursuant to the exercise of the option to renew the contract for
an additional one (1) year period, and with the exception of the additional security
light provisions as added with Section 7.06 and 13.02, Contract No. 74-2012
shall remain intact and unchanged and in full force and effect.
6. Both parties agree that any person executing this Contract in a representative
capacity hereby warrants that he or she has been duly authorized by his or her
principal to execute this Addendum.
IN WITNESS WHEREOF, this Addendum is executed and approved by the undersigned
representatives of the Lessor and Lessee this lot k day of J(^nb , 2014, to be
effective in accordance with its terms as of June 15, 2014.

Dear President of the Board of Aviation Commissioners,
As allowed in the Lease Agreement for the Quonset hangar signed June 14, 2012, FlightMaster
Aviation Services, Inc is electing to exercise the option to renew this lease for an additional one year
period. We are requesting that the current rent of Eight Hundred Fifty Dollars ($850.00) per month
remain in effect.
