Home My Public Portal AboutOrdinances-1993-176 ORDINANCE NO. /q6/ - / 17 AN ORDINANCE AMENDING THE ZONING ORDINANCE NO. 83 OF THE MUNICIPAL CODE OF- TIFFIN, IOWA, (AS RENUMBERED BY ORDINANCE 1984- 126 ) BY CHANGING THE LOT SIZE REQUIREMENT OF PROPERTY ZONED IN R- 1 ( SINGLE FAMILY, RESIDENTIAL) BE IT ENACTED BY THE CITY COUNCIL OF TIFFIN, IOWA: Section 1 . Purpose. The purpose of this ordinance is to amend Zoning Ordinance No. 83 of the Municipal Code of Tiffin, Iowa, by changing the lot size requirement for property zoned as R-1 , (Single-family, residential ) . Section 2. Amendments . Ordinance No. 83 , an ordinance enacting zoning regulations for the City of Tiffin, Iowa, (as renumbered by Ordinance 1984-126 ) is hereby amended as follows : Section 19 ( formerly Section 17 ) is hereby repealed and the amended Section 19 ( formerly Section' 17 ) shall read as follows: Section 19 . Lot Requirements . The following "Standard Lot" and "Special Lot" sizes shall be required for each district as follows, and in addition, each lot shall have front, side, and rear yards not less than the following depth and width per district. The lot size, width, depth, shape, and orientation shall be appropriate for the location of the subdivision and for the type of development and use contemplated. "Standard lot" minimum sizes are those lots that are to be positioned perpendicular or at 90 degrees with frontage non-curvilinear adjacent street right-of-way line. "Special lot" ininimum sizes are those lots that can be positioned tangential with frontage curvilinear adjacent street right-of-way line, with a minimum frontage ' width ( as measured along said right-of-way line) of 36 . 00 feet. R-1 District: Standard lot size minimum: 90 ft x 140 ft = 12, 600 sq. ft. Front yard - 25 feet; Rear yard - 10 feet, except where an adjacent alley is available, the requirement shall be 5 feet; Side yards - 9 feet brd ir1C1v)ce Vo. If any section, provision, or part of this Ordinance shall be adjudged to be invalid 1 or unconstitutiona3 , such adjudication shall not affect the validity of the ordinance as a whole, or any section , provision, or part thereof ,not adjudged invalid or unconstitutional . Section 5 . Effective Date. This Ordinance shall be in effect after its final passage, approval , and posting as provided by law. Potter declared Motion carried, and Ordinance No. / 3-/7(o was read the first time and discussed and placed on record. 1 Thereupon, it was moved by Councilperson Sfr'cch ,) ancL seconded by Councilperson Troup,) that the laws and rules providing that ordinances be considered and voted on for passage at two council meetings prior to the meeting at which it is to be finally passed be suspended and dispensed with and that Ordinance No.1993-/76 be placed on its last reading. Potter thereupon declared the motion to be carried, and Ordinance No. (gg3-i76 was then placed upon its last reading and was read the last time. Thereupon, it was moved by Councilperson Bvcumn and seconded by Councilperson rya How that Ordinance No. (9q3-176 be placed upon its final passage and adopted.
