HomeMy Public PortalAboutResolution 83-2131RESOLUTION NO. 83 -2131 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF TEMPLE CITE APPROVING PARCEL MAP NO. 15431 THE CITY COUNCIL OF THE CITY OF TEMPLE CITY DOES HEREBY RESOLVE: SECTION 1. The City Council hereby finds with regard to property located at the southwest corner of Burghardt Road and Muscatel Avenue, proposed for subdivision into three lots. A. Parcel Map 1. That the proposed map is consistent with the General Plan. 2. That the tentative map meets the requirements of the State Subdivision Map Act. 3. That this subdivision and the development of the property as indicated on submitted plans will not unreasonably interfere with the free and complete exercise of the public entity and /or public utility rights -of -way and /or easements within the tract. 4. That the requirements of Sections 66473.5, 66474 and 66474.6 of the Subdivision Map Act are met and findings are hereby made. 5. That the project is in compliance with require- ments of C.E.Q.A. B. Front Yard Determination The City Council hereby finds that as to Parcel #3 the front yard with a minimum 20 ft. setback be pro- vided along Muscatel Avenue. SECTION 2. Said Parcel Map 15431 is hereby approved subject to all of the following conditions: 1. That this tentative parcel map approval shall expire 12 months.from the date of approval by the City Council. If the final map is not to be recorded prior to the expiration date, the subdivider should apply in writing to the City of Temple City Council at least 40 days before the expiration date for the extension of this approval; and 2. Clear lots 1 and 2 of all structures; and 3. Construct new two -car garage on lot 3; and 4. Meet all requirements of the State Map Act; and 5. Dedicate 15 ft. radius corner cut -off on lot 3; and 6. Process final map through Los Angeles County Engineers Mapping Division; and 7. Underground all utilities serving the three lots including CATV; and 8. File a preliminary soils report; and 9. File a drainage plans which provides drainage faci- lities to the satisfaction of the City Engineer; and Resolution No. 83 -2131 - Page 2 10. Connect all dwelling units to public sewer; and 11. Pay sewer reconstruction fee; and 12. Provide a fire flow of 1,250 GPM for two hours at 20 psi residual pressure; and 13. Provide a statement from the water purveyor regarding adequacy of system and commitment to operation of system; and 14. Install 5 ft. wide PCC sidewalks on Burghardt frontage; and 15. Remove two driveways on Burghardt; and 16. Remove wood utility poles; install two marbelite standards with new street lights; and 17. Provide two City street trees on Burghardt per approval of the Public Works Department; and 18. Install handicap ramp at southwest corner of Burghardt and Muscatel; and 19. Adjust easements as necessary; and 20. At time of issuance of building permits, pay park development fee of $300 per dwelling unit. SECTION 3. Said front yard on Parcel 3 is established as per finding B. SECTION 4. The City Clerk shall certify to the adoption of this Resolution and shall forward a copy thereof to the applicant.
