RESOLUTION APPROVING A CONTRACT WITH DISALVO
DEVELOPMENT ADVISORS, LLC, FOR A STATE STREET/
HIGHWAY 67 CORRIDOR REAL ESTATE ANALYSIS
WHEREAS, the City of Riverdale, Iowa ("City") is a municipal corporation, organized and operating under
the laws of the State of Iowa; and,
WHEREAS, City is interested in pursuing a Highway Corridor Overlay District (HCOD) real estate analysis
for the State Street/Highway 67 corridor; and,
WHEREAS, DiSalvo Development Advisors, LLC, has proposed an agreement that includes the following
tasks:
Phase 1: Core Marketing Analysis (includes travel expenses)
• Key stakeholder discussions/interviews (in -person, when possible, over two-day period)
• Preliminary site/parcel SWOT analysis (site visit)
• Background Demographic and Economic Analysis
• Findings/recommendations
Phase 2: Employee/Resident Online Survey (optional)
• Work with City to write survey instrument.
• Distribute survey link to major employers to distribute to employees.
• Provide survey monkey link to residents.
• Test concepts derived from Phase 1, #4 findings/recommendations.
• Analyze survey data in aggregate. Identify next steps.
WHEREAS, DiSalvo Development Advisors, LLC, estimates the project completion within 5-7 weeks of
receipt of the signed agreement; and,
WHEREAS, DiSalvo Development Advisors, LLC,'s, fees to execute the terms of this agreement are as
follows:
• Core Marketing Analysis
• Employee/Resident Online Survey (optional)

WHEREAS, the funding source for this action is 001-599-6499 Other Community and Economic
Development.

NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF RIVERDALE, IOWA,
THAT:
SECTION 1: The Mayor is authorized to execute an agreement with DiSalvo Development Advisors, LLC,
for the State Street/Highway 67 Corridor Real Estate Analysis for the following:
Phase 1: Core Marketing Analysis - Not to exceed $7,500
Phase 2: Employee/Resident Online Survey - Not to exceed $2,500
