Second by Brian Harrison. VOTE: 5-0-0 16-08 Paul M. Snyder, 28 Breezy Meadow Lane, Map 49 Lot 56 (previously M 3 L 147),in the RM zoning district. The applicant seeks a Variance under MGL 40A-9 and Brewster Bylaw 179-52 to build/extend a front entrance stoop/step and roof overhang within the front setback. Members hearing this application; Philip Jackson, Bruce MacGregor, Brian Harrison, Sarah Kemp and Paul Kearney. Mr. Snyder and the builder Harry Ellis were present for this application. Mr. Snyder gave an overview; • remodel of family cottage/originally built in 1960 • after much debate it was decided a tear down and begin again was the best situation • demolition was done in October, 2015 • Lot is wide but shallow in size • Footprint is about the same/was straightened to the lot/ consistent to all setbacks • Snag discovered; front entryway only extends 30 inches to setback line-is too short for step coverage and safety • asking to allow stoop and roof to overhang front setback line by an additional 1' 10" total of 4' landing and 5' overhang 1 ZBA Minutes 03-08-16 • home across the street has the same design of landing and roof QUESTIONS from the Board • New foundation poured to follow original setbacks?yes,just straightened to lot. • Have you considered Table 2, Note 6 "Projections into required yards or other required open spaces are permitted subject to the following: Balcony or bay window, limited in total length to 1/2 the length of the building, not more than two feet. Open terrace or steps or stoop, under four feet in height, up to 1/2 the required yard setback. Steps or stoop over four feet in height, windowsill, chimney, roof eave, fire escape, fire tower, storm enclosure or similar architectural features, not more than two feet." • Note 6 allows this extension by right/all Board members agree • Victor Staley (Brewster Building Commissioner)- Plans have not been presented yet, this can be resolved with Building Department. MOTION by Paul Kearney to CONTINUE until April 12, 2016 to allow discussion with Building Commissioner and presentation of actual plans. Second by Sarah Kemp. VOTE: 5-0-0 Chairman Philip Jackson publically thanked Mr.Victor Staley (Building Commissioner and Zoning Agent) for all his cooperation with the Zoning Board of Appeals in the past and going forward. 16-10 Anna Lombroso and William Glynn (represented by Jamie McGrath/Pine Harbor Wood Products),93 The Channel Way, Map 58 Lot 6 (M 4 L 49) in the RM zoning district. The applicant seeks a Variance under MGL 40A-9 and Brewster Bylaw 179,Table 2 Note 5 to construct a 10 x 16 shed within 50 feet of a wetland. Members hearing this application; Philip Jackson, Bruce MacGregor, Brian Harrison, Sarah Kemp and Paul Kearney.
