AN ORDINANCE AMENDING THE OFFICIAL ZONING MAP OF THE MUNICIPAL
CODE OF TIFFIN, IOWA, UPON PASSAGE OF THE RESOLUTION APPROVING
THE PRELIMINARY' PLAT FOR TIMBER RIDGE VIEW, A SUBDIVISION OF
TIFFIN, JOHNSON COUNTY,IOWA.
BE IT ENACTED BY THE CITY COUNCIL OF TIFFIN, IOWA:
Section 1. Purpose. The purpose of this ordinance is to amend the official zoning map of
the Municipal Code of Tiffin, Iowa, simultaneously with a resolution approving the preliminary
plat of Timber Ridge View, a proposed subdivision for Tiffin, Iowa. Said zoning to be as
outlined below:
Section 2. Amendment. The following legally described property:
1. Lots 1-47, Timber Ridge View, Tiffin, Iowa, shall be zoned to the
classification: R-1 Low-density, Single-family Residential.
2. Lot 48, Timber Ridge View, Tiffin, Iowa, shall be zoned R-2 Medium-
density, Single-family Residential.
3. Outlot A and Outlot B, Timber Ridge View, Tiffin, Iowa shall be zoned
.P-1 Public Use, and further, that the official zoning map of the City be
amended to reflect the change described herein, upon passage of the
resolution approving the preliminary plat of Timber Ridge View.
Section 3. Repealer. All ordinances or parts of ordinances in conflict with the provisions
of this Ordinance are hereby repealed.
Section 4. Severability. If any section, provision, or part of this ordinance shall be
adjudged to be invalid or unconstitutional, such adjudication shall not affect the validity of the
ordinance as a whole, or any section, provision, or part thereof not adjudged invalid or
unconstitutional.
Section 5. Effective Date. This ordinance shall be in effect after its final passage,
approval, and posting as provided by law. 1
On the 19th day of May 2005, at a special joint meeting of the Tiffin City Council and
the Tiffin Planning and Zoning Commission, Tiffin, Iowa, Councilperson Huedepohl introduced
Ordinance No. 2005- 2 7 0 , and moved that it be given its first reading. The motion
was secondedby Councilperson Petersen.
Ayes: Bartels, Dils, Petersen, Huedepohl, and Gericke
Nayes: None.

Councilperson Dils then motioned to approve a first reading by title only of Ordinance
No. 2005- 270 , which was seconded by Councilperson Huedepohl.

Ayes: Bartels, Dils, Petersen, Huedepohl, and-Gericke
Nayes:None. ►
Five (5) members of the council being present and having voted "Aye", Mayor Glenn R.
Potter declared Ordinance No. 2005- 270 , was read the first time by title only and
discussed and placed on record and the matter was tabled for a special meeting set for May 25,
2005.
On the 25th day of May 2005, at a special meeting of the Tiffin City Council, Tiffin,
Iowa, Councilperson Gericke , introduced Ordinance No.2005-27° , and moved
that it be given its second and last reading. The motion was seconded by Councilperson
Petersen
Ayes: Dils, Petersen, Gericke, Bartel G, and Huw_ -pnhl
Nayes: None. Absent: None
Five members of the council being present and having voted "Aye", Mayor Glenn R.
Potter declared the motion carried, and Ordinance No. 2005-270, was then placed on its last
reading and was read the last time.
Thereupon, it was moved by Councilperson Dils and seconded
by Councilperson Gericke that Ordinance No. 200 5-2 7 0
be placed upon its final passage and adopted.
Ayes: Bartels, Dils, Petersen, GEricke, and HuPdepnhl
Nays: None Absent : None
F i venembers of the council being present and having voted "Aye", Mayor Glenn R.
Potter declared the motion carried, and the ordinance was passed and adopted.
Whereupon the mayor declared that Ordinance No. 2005-270 be adopted and
signified his approval of same by fixing his signature thereto.
Passed by the council on the 25th day of May 2005 and approved by the mayor on the 25th
day of May 2005.

I, Clerk of the'City of Tiffin, Iowa, state that an ordinance entitled AN ORDINANCE
AMENDING THE OFFICIAL ZONING MAP OF THE MUNICIPAL CODE OF
TIFFIN, IOWA, UPON PASSAGE OF THE RESOLUTION APPROVING THE
PRELIMINARY PLAT FOR TIMBER RIDGE VIEW, A SUBDIVISION OF TIFFIN,
JOHNSON COUNTY, IOWA., and, known as No. 2 0 0 5-2 7 0 was duly passed by the
council on the 25 day of May 2005, and signed by the mayor on the 25 day
of May 2005, and published on the 2 7th day of May 2005, by
posting copies thereof in three public places within the limits of the City of Tiffin, Iowa.
