AN ORDINANCE AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF
TIFFIN, IOWA, BY REZONING APPROXIMATELY 126 ACRES OF WAMBACHER &
SCHNEIDER PROPERTY ACCORDING TO THE REZONING EXHIBIT "THE
VILLAGES OF TIFFIN", AS ATTACHED HERETO AND INCORPORATED
HEREIN.
BE IT ENACTED BY THE CITY COUNCIL OF TIFFIN,IOWA:
Section 1. Purpose. The purpose of this ordinance is to amend the official zoning map of the
City of Tiffin, Iowa, by rezoning approximately 126 acres according to the "Rezoning Exhibit
for"The Villages of Tiffin",as attached hereto and incorporated herein.
Section 2. Amendment.
• The approximate 126-acre tract shall be changed to the zoning
classifications according to the attached Exhibits 1-7, and as
shown on the Conceptual Plan and Zoning Exhibit of "The
Villages of Tiffin", also attached hereto and incorporated
herein. .Further, that the official zoning map of the City of
Tiffin be amended to reflect the change described herein.
Section 3. Penalty Provision: The city may elect, at its sole discretion, to prosecution any violation
either as simple misdemeanor or a municipal infraction.
Section 4. Repealer. All ordinances or parts of ordinances in conflict with the provisions of this
Ordinance are hereby repealed.
Section 5. Severability. If any section, provision, or part of this ordinance shall be adjudged to be
invalid or unconstitutional,such adjudication shall not affect the validity of the ordinance as a whole,
or any section,provision,or part thereof not adjudged invalid or unconstitutional.
Section 6. Effective Date. This ordinance shall be in effect after its final passage, approval, and
posting as provided by law.,

On the 12th day of Oct. 2005, at a regular meeting of the Tiffin City Council, Tiffin, Iowa,
Councilperson Dils introduced Ordinance No. 2005-273,and moved that it be given its first reading.
The motion was seconded by Councilperson Bartels.
Ayes: Bartels,Dils. Gierke.DeMuth,Peterson
Nayes:None
Five members of the council being present and having voted "Aye",Mayor Glenn R. Potter declared
the motion carried, and Ordinance No. 2005-273, was read the first time and discussed and placed
on record.
On the 19th day of Oct. 2005, at a regular meeting of the Tiffin City Council, Tiffin, Iowa,
Councilperson Bartels introduced Ordinance No. 205-273, and moved that it be given its second
reading. The motion was seconded by Councilperson Dils.

Nayes:None
Five members of the council being present and having voted"Aye",Mayor Glenn R.Potter dedared
the motion carried, and Ordinance No. 2005-273, was read the second time and discussed and
placed on record.
On the 15th day of February, 2007, at a special meeting of the Tiffin City Council, Tiffin, Iowa,
Councilperson Bartels introduced Ordinance No. 2005-273, and'moved that it be given its third and
last reading. The motion was seconded by Councilperson Wright.
Ayes: Bartels.Dils.DeMuth,Wright
Napes:None(Peterson absent)
Four members of the council being present and having voted "Aye",Mayor Glen R. Potter dedared
the motion carried, and Ordinance No. 2005-273,was then placed on its last reading and was read
the last time.
Thereupon, it was moved by Councilperson Wright and seconded by Councilperson Bartels that
Ordinance No. 2005-273 be placed upon its final passage and adopted.

Nayes:None (Peterson absent)
Four members of the council being present and having voted "Aye", Mayor Glenn R Potter
declared the motion carried,and the ordinance was passed and adopted.
Whereupon the mayor declared that Ordinance No. 2005-273'be adopted and signified his approval
of same by fixing his signature thereto.
Passed by the council on the 15th day of February 2007 and approved by the mayor on the 1't day of
March,2007.`
